Most buyers are looking for a sale price of around 5x annual EBIT+ inventory at wholesale cost, but this can be different depending on the business.

So you're netting $400/week for 52 weeks a year, which is $20,800 for the business plus the $4000 you have in inventory. That gives you an asking price of $104,000 for the business plus $4000 inventory or $108,000.
But if you're working full time at your business you're actually spending $400 a week for your labor and netting only $100 profit per week. Then the asking price is only $5,200 times 5 which is $26,000 plus $4000 or $30,000 for the business.
