My ex-wife (a Realtor) always told me the means of access to an agents heart is through their stomach. Drop off lunch on Friday at roughly 11:00. Agents are usually hanging around the department on Friday mornings just staring at the walls. A sandwich platter will do other. Also find out what days your local offices hold agents meeting. Its usually a set time every week. Call the office coordinator or broker and offer to supply coffee and pastry. You don't enjoy to hang around but you bestow many cards and gifts near your name on them.

Try to get to know some of them on a personal stratum before you start discussion business. When you do one of the things you can do is offer to hang on to them company at open house situations.
