Here is your check list:
1)Check the domain term belongs to the owner and has be established for a long time.
2)Check that traffic is actual and not from some traffic exchange
3)Look at the web logs and see what people are doing
4)Check the PR, links and search engine saturation
5)Check that you can market what is being sold on the site
6)Check that the site you are buying is the actual site and not one that have been built as the one specifically making the money!
7)Check that the domain can actually be transferred to you.
8)If it is a gaming or full-grown site check that you are allowed to host it on your own servers or that you can take over the existing hosting.
9)Check that it is not next to a theme i.e. dying.
10)Lastly check the income claims.
Do not buy a domain that is currently registered next to Registerfly.com - this company has seriously of problems at the moment and domains cannot be transferred out of this company until further notice.
