Income investments - authentic estate?

First, I'm looking for areas where demographic trends favor authentic estate investments. For example, area where on earth the Baby Boomer retirees are likely to move such as Florida or Arizona.

Second, I'm looking for ways to earn income such as rent or lease on the property now, since the demographic shift.

I can't afford to invest then loaf a decade; I will want sustaining revenue until the capital gain appreciation kicks within.

Ideas?


Answers: income earning properties can be found surrounded by any area. the confidential is to make your money on the buy not the put up for sale. here in vegas foreclosures are adjectives over. a person beside the means to buy and after rent can pick up quite a few winner here.
Personally, I would not buy in Vegas. It is my judgment, even thought it has be booming for the last 20 years, It could dry up over dark.

I have spent abundantly of time in Vegas, save for at the casinos. And that town makes its living stale casinos. The future problem is, casinos are popping up adjectives over the country now. Vegas is no longer the just game surrounded by town.

The real estate open market in Vegas have more foreclosures currently than any other in the USA, or top 5, I can't retract.

I invest in illustrious dividend yielding stocks.

Either Fl or Arizona are honest bets I would think. I am a Realtor surrounded by Florida, so I know this market a complete lot better than AZ. I know that we are only simply at the beginning of the boomer years, and here will be a lot more coming this opening. It would be helpful to know where on earth you are located? Would you be managing the properties yourself? Would you be looking for a property manager? You would want to include the cost of control in your calculation to see if there is a positive lolly flow now.
I can make clear to you that in Florida, prices hold come way down, and will credible continue to do so for the subsequent year or so, and it is a great time to buy at prices not seen within 3 or 4 years. There are properties that will bring a positive cash flow immediately. Were you interested in vacation/snowbird type properties, or annual lease type?
How much money be you thinking of investing? There are other investments of course, aside from solid estate, but the potential to leverage your money with legitimate estate investments makes it drastically beneficial.
Do you need to in truth make a liveable income from these properties, or are you in recent times looking for positive cash flow?
When considering respectively of these places, think of location, make less burdensome of getting there, lighten of you visiting to be in command of or at least oversee your investments...Florida is a wiser choice if you are thinking east coast..snowbirds will come to Florida from Illinois east to the coast typically, whereas someone from Seattle or CA, might choose AZ. How can I flush mutual funds by top holdings?

I want to put in a stock symbol and catch a list of mutual funds that hold said stock in thier top holdings. Is here a website that will do that?

Answers: Yahoo finance also have a great section.

once you verbs up the ticker, you will see a bunch of links on the left. "performance" is for execution #s, and you should also see "Holdings" or "Top Holdings" to get an hypothesis of what is in here.

look at the companies it owns, but you could also look at what % of the fund is in US stocks, International Stocks, Bonds etc etc.

it really give you an idea of what you are exposed to.
Morningstar.com have an "x-ray" tool that will help you do that...
