Answers:   I'm happy beside my REIT returns this year as they've been going up. So far surrounded by Q2, mine have earn about 4.25%, and YTD are around 7.75%

Better to pay cheque stale mortgage or invest?


It depends on what type of REIT. The ones that own shopping malls are probably still overvalued as the consumer will verbs to hurt. Some apartment REITs may do well as the those who are foreclosed will have to rent and bank are tightening their lending standards for mortgages. There are a few mortgage REITs that invest lone in agency (Fannie and Freddie MBS), but what happen if the Fed starts raising rates. I bought First Industrial, an industrial warehouse REIT, near a 9% dividend that was raise in Dec. The stock is down from the 50's to 30 and they earn more than plenty to cover the dividend. I recently sold a commercial mortgage REIT even though the dividend surrender was around 14%. You do gain paid to loaf for the eventual turnaround, but as more banks go wrong within the subsequent few months, a lot of property and mortgages is going to come on the open market and push prices down. I would also avoid any hotel REITs as the high cost of vitality is going to hurt travelers and the hotel heating and cooling costs. I would avoid any of the REITs that invested contained by the securities of other REITs. REITs may be a great contrarian value pick, especially if you conjecture housing is nearing it's bottom.

Try to find ones that are selling at a discount to Net Asset Value, though (if you can) for the best value plays.

Value investing and buying stocks that are "on sale" can concede great returns, but do not overlook the risk. Personally, I have be buying micro-cap stock ETFs recently for my efficacy plays, but I definitely reckon that this would be a good time to make the addition of some exposure to REITs - just don't put too much of your portfolio at risk, though.

I am confident of apt value contained by REITS right now. With several yielding >8% contained by dividends, this is a great return. As with any investment be sure to do your due diligence. I am contained by HRP and AHT right now and loving the dividends. The Fed and tons others think housing and Real Estate have another 10% to fall to sometime subsequent year. And they have kept lowering their expectations.
