I am an MBA within marketing and I envision it world-wide, well-publicized, and as popular as a cell phone.What is my next step?
Answers: Well, at a minimum, you would hold to license the patented item from the company in press. But since they mentioned your application as a potential use... I suspect that you would have to negotiate next to the company in put somebody through the mill and see if you can produce said item under license, or be prepared for a sizeable lawsuit...

Answers: You enjoy an idea, but the push button element is patented and your conception is mentioned in the rights. You'll not be able to seize a patent since it's not fresh and inventive and there is zilch stopping the owners of the patent application to put it into use themselves. Maybe you've made some improvements to this accepted wisdom and your thing would work better, than I don`t know you can do something with it, but if it is primarily what they describe in their exclusive rights I don't think you could do anything near it.
You can always move about to the owners of the patnet with a proposal, but they could a short time ago go ahead beside your idea short your permission because within fact it be already their idea.

Work out a traffic with the resourceful patent owner to incorporate their product into your impression. If they have it patented, and are not using it, I'm sure they are all set to make some money too.

find out who owns the patent and chase them up, asking if you can use their thought?
or make a barter with them, ask them for okay to use the item in return for x% of the profits
freshly dont tell them EXACTLY what the opinion is or they will say no and later use your idea to bring money for themselves
