If your salesperson is "a guy that buys houses in foreclosures and resells them on a 24-36 month lease, although he call it Rent-to-own" then you should not be writing a contract; he should already hold a boilerplate one ready to customize for you. So it sounds similar to he is misrepresenting how much experience he has within this concept. Since you don't really know how rent-to-own works and the seller doesn't know any, it's a bad combination. In standard rent-to-own is not very favorable for the buyer; add on in the put somebody through the mill about the seller's experience or honesty and that's a really unpromising situation waiting to happen.
I would speak buyer beware. Anyone that will wants you to "lease to own" really requests you to rent from them. I had a friend capture into one of those deals and be suppose to be able to "get hold of the loan transferred into her name" after 2 yrs of paying payments, and needless to influence, that didn't happen.
