Is it easier to qualify for a 35 year loan with a 5yr interest only option than a regular 30 yr fixed ?

Answers: It is foolish to consider an interest only loan right now. Get a traditional mortgage at the lowest fixed rate they'll give you. Also, don't buy more house than you can afford by playing with the loan.
Get a fixed rate open end mortgage which means you can pay down the mortgage anytime. On the first 15 years, you pay about 70% in interest . Request an amortization so you'll know exactly how much you're savings in interest each month.
It's better to safe than sorry later. I remember in the 80's the rate was 13%!
