How LTV ratio is calculated for getting 2nd mortgage ?

Question:Up to what % (of base income and base on previous years tax return) of property plus 2nd fixed rate mortgage could be approved ?

How it is calculated and factors involved near it.

Answers:
The above answer has some virtuous information, but also some inacccurate information.

Mortgage lenders will frequently lend up to 100% of the appraised value of the home. How do citizens buy homes with no money down? They pinch out an 80% LTV first mortgage and a 20% LTV second mortgage.

You can even get 125% LTV within some states (you can in Utah, not Washington State, for example).

So, to attempt to answer your query:
Take the appraised value of your home ($200k let's say).
Take what's presently owing on it ($130k let's say).
You could pinch out a second mortage for up to 70k.
** Remember there will be appraisal fees, closing costs, etc.

Feel free to email me next to any questions. Good luck!

Jared

Other Answers:
The simplest point to do is check out what your home is worth by looking at what similar homes in your nouns sell for (ask a realtor to do a CMA). Multipy this by .8 (which is 80%, usually the max a lender will allow you to mortgage). Take that digit and subtract the loan balance of your first mortgage. This leaves you near a close guess of the amount you'll be able to bring back with a 2nd.

Example: CMA shows your house within the $200,000 range.
80% of to be precise $160,000. If you still owe $100,000, the max you can get for a second will be around $60,000 ($160,000 - $100,000 = $60,000). This is solely a guesstimate. The lender will want to do an appraisal to 'fix' the value.

Not sure what you're asking going on for base income and rates returns. The paperwork for a 2nd is pretty much the same as the first. The lender will look at your abililty to pay cheque both the first and second mortgages, usually based on most recent paystubs (1-2 months worth).

In Louisiana, should I folder collapse if my home is man repossessed & can my wages be garnish if I dont?

Question:

Answers:
The house has a loan on it I assume and its the lender who's "repossessing" it? Not much you can do, a liquidation probably won't stop the lender from "foreclosing" on the loan, unless Louisiana for some reason allows you to exempt the home from creditor's claim surrounded by bankruptcy and I doubt that if the house is the collateral for the lender. Sounds similar to you will lose the house.

Now if the house is not of sufficient value to make happy the loan or you owe other people, if Louisiana allows wage garnishments for debts, the answer is yes they can side dishes your wages. Filing a bankruptcy would prevent a garnishment behaviour.

Big oaks from little acorns grow.

Save your shift. Every day. At the lapse of the day put it within a jar.
If you REALLY want to save, donate to it the smallest bill you happen to own at the end of the year. If that bill is a fiver, so be it. At the end of respectively week, deposit that amount in the sandbank.

When you go to a highest grocery store sometimes at the bottom of the receipt you'll see a record that tells you how much you save. When you get home, incorporate that savings, no issue how small, to your jar.

If you REALLY want to get into it, after note the gas prices. You'll undoubtedly pick the second-rate price. Pay yourself that difference.

Quit smoking (if you smoke). Pay yourself the money you'd spend on cigarettes. If you drink, buy a cheaper beer and/or wine (but not necessarily Night Train or stuff like that). Pay yourself the difference.

Here's the big one: when you get hold of a raise, reimburse yourself that raise. That's when your nest egg will really take rotten.
