Private rent and local housing allowance?

What are the main advantages and disadvantages to tennants, landlords and councils between Private rented claims and Local Housing Allowance claims?

Answers:    Advantages are that the local council no longer own to calculate respectively claimaints financial situation.just a set amount dependent on general public included in the household. That mechanism no more cock ups and delays or waiting for a rent officer assessments.

Advantage to the tenant is he may end up next to up to lb15 in his pocket respectively week if the LHA is more than the contractual rent being asked

The biggest disadvantage to everyone.markedly to the landlord is that the giro go straight to the tenant which means the hotelier may or may not be paid rent due which within turn will mean evications after two months of arrears this will overload the county courts near claims and put more homeless people on the councils controlled housing list
I don't know just about other areas, but in my nouns I can't see any advantage. It is supposed to be set at a bazaar rent but it is lower than any rent advertised contained by the papers this week.

Although I do share people's view going on for the lazy benefit claimant, frequent of those which will suffer are those who cannot legitimately work or are in low remunerated but necessary work who stipulation help near paying the rent. It seems that within my area, they are trying to grasp rid of any on benefit. With the credit crunch, many may be forced out of their homes or powerless to buy and need the facilitate but it is going to be even harder for them. It also means that those contained by housing which is in impossible conditions because they have bleak landlords are not going to be able to find somewhere else - something these landlords will rob full advantage of!
The council will guarantee your rent (it may not be marketplace value as they own a different criteria to establish what is a fair rent) it will be rewarded they will possibly offer to state the property. You may not have a influence in who lives within and they may insist you have to agree to a minimum lease of 2 years possibly longer. If at the extremity of that lease you want the property back and they tenant have damaged anything the council will repair it.

If you agree to your home to a private tenant if they suddenly need to rely on benefits to payment the rent the council may refuse to reward if they consider the property is too expensive they have too frequent rooms, but at least you take to choose the tenant and can ask for a guarantor.

It would be the same using a letting agent some are better than others for example "we instinctively check the references" ask for proof. They have high-ranking fees and if you ask them to manage and declare make little if any energy to ensure the money they are spending on your behalf is well spent and you could be hit near a load of repairs that never took place, be not needed or over priced.
