What do Residential Appraisers look for?

Is there anything specific? Is their inspection structural or cosmetic?


Answers: It is more structural, and flea market related than cosmetic. While you should make your house as verbs and presentable as possible while your having it appraised.. an impossible color choce in a bathrom for example is not going to really hurt the appraisal.

They'll look at the overall condition of the property, if it have been upgraded/modernized, consider the fixtures and count the square footage of living space. They'll compare this to similar homes contained by your market (to a second-rate degree than a CMA) and look at the overall flea market condition.
A new opening they are hurting also

Iis it a good idea to buy a house in So Calif rent it out and sell it when the market is up in 5 or 6 years?




Answers: I am doing this in Central CA. I am not sure when I will sell, but I am buying and renting out.

You need to pencil it out and make sure you have a positive cash flow. That was impossible 2 years ago, but not now.
the problem is that you'll likely be upside down in the house from a cash flow viewpoint -- outflows greater than income.

that's not a good bet.
sure, as long as you can cover your outlay and not go red, it's an excellent idea. Just do the numbers. if you have cash to put down to get to the magic number, then go for it. Real estate rules!
