renting it isn't a bad option, but if you are planning on buying another house and your renter flakes--you better make sure you can cover the cost of both payments, also, you'll have to maintenance, insurance and taxes on both properties. if you aren't worried about your credit you can see if your mortage company will accept a "short sale without recourse" (very important that the without recourse is in that statement). that means they accept the amount that you sell the house for to pay off the mortage and don't come after you for the difference. if you are worried about your credit, then you will have to set up a payment plan with the mortage company to pay the difference. the problem becomes that the person who buys the house does not get a clear title until you pay the mortage company.

Home refinance- self employed single mom?

I am interested in refinancing my home . I am a single mother so merely one income, I am a hairstylist and also self employed. I just recompense rent and run a one man salon. I purchased my first home in July within Texas. I had a not easy time getting the loan because well first of adjectives I dealt near a broker who completely messed up my loan. I went into the process near the idea that if icouldn't purchase a home lower than the conditions I wanted after it wasn't the right time for me. Well day of closing, he needed five thousand more down and i also have the pmi i didn't want. Anyways, he said that at the last minute he have to go next to stated income loan because the lender doesn't go by what you claim on income duty. it goes by what you claim after deduction. Well, i would like to refinance to carry a lower rate and get rid of pmi. My appraisal be 142,000.00 and I financed $119,000.00 and have since made several improvments. I am freshly wondering if i can even get refinanced or is it going to be this easier said than done again?


Answers: I have done authentic estate, and I can tell you ,I see 8% mortgages right very soon , and the market is such that the bank are VERY selective of how much and who they loan their money to at this time..The housing market is contained by crisis, and you are lucky to have your loan you hold.. And your loan, only if you hold a fixed rate, is the kind of loan the bank DON'T want to take on.. If you hold an A R M adjustable rate mortgage.. ,you haven't got much!! Because contained by time those rates will go up and drive you right out of your house.. Plus, if you re-finance, here will be closing costs, points, and with the advantage of your property to ratio of debt, its not a disirable loan that banks are looking for..If it be me, I'd stay put, pay on the loan for a couple of years, and when the housing bazaar gets better, (2years from now) you'll hold a two year additional gift history, and rates I guarantee you will be in a more natural state,,and then you can look around for a virtuous re-finance with a FIXED 30year mortgage..Another piece you can do to reduce your debt is remuneration and extra bit on your monthly payment.. Look at your expense ,see whats interest, and what goes on the principal every month.. If you can salary extra what goes on the principal every month,,you can release all the interest you foot each month and it reduce your payments toward the house by one month.. Good Luck! SOLOMON
If you have moral credit you should be able to be in motion to any bank.
Tell them up front that you stipulation to know exactly what you're getting and no last minute change. The lender you are presently paying may refi for a small charge. I'd start there.

The those upstairs through cigarette butts into our patio - what can I do?

I live in a student nouns and rent a flat in a building of 3 flats, adjectives owned by the same innkeeper. Out the back is a small courtyard area where on earth the fire escape stairs come down to. Recently we had a fire sanctuary inspection and they said that the yard should be kept clear (it be full of beer cans, cigarette butts and leaves) so the tenant told us to sweep it since we're the ground floor flat so the lease says its our responsibility. We said ok but told him that it wasn't us who is littering it, I don't mind sweeping up leaves but we know it is the top flat (all girls) who smoke out the fanlight, they drop down the cigarette butts and have also chucked stuff similar to tissues, clothing tags, cotton buds and even shards of broken china! I swept the patio on Friday and today there are almost 10 cig butts and loads of tissues with makeup on which make me wonder why I bothered, I’m gonna have to do it again previously the landlord comes to check tomorrow.

Definitely have a word near their landlord and them (if it's not too scary).

This is probably the wrong suggestion but I'd also sweep up all their mess near a dustpan and brush and leave it outside their flat door. What can they voice? It's their mess!

Alternitevely, wrap an ash tray up in grant wrapping and leave it on their doorstep
Next time you see them, ask them other if it suits their fancy to keep their f*cking cigarette butts sour the ground. If they give you a tricky time, then threaten to set their flat alight. :-)

It might stop the light getting to the garden, but anything that comes down will arrive on it instead of the floor so you can point it out and you won't have to verbs it up.

Obviously you're ALREADY doing your part. That is excessive littering. And it "technically" poses a potential robustness hazard if they continually drop cigarette butts onto the ground. The proprietor MUST intervene on your behalf....and to avoid any arguements that may occur. It is the landlords responsibility to be the (peace-maker) surrounded by situations like this.

resist the urge to post them back through their message box as they sound close to nasty girls who could produce you problems.
Speak to your Landlord, but first read the Tenancy Agreement you signed when you moved in. Are the upstairs tenant breaking any of the Agreement ? Even if they are not, you are entitled to a clean environment, you should not be cleaning this stuff up. Point out the Fire Hazard to your Landlord as very well. Good Luck

Check your lease, to see if you are in truth responsible for yard clean-up. (I wouldn't hold signed such a lease.) If you are, clean it once and hail as the cops the next time you SEE the top flat mate littering in YOUR patio. In most municipalities littering is against the law.
You own a very tricky situation! First, try to resolve the issues next to the people who are performing the littering. If that fail, you will need to travel to the landlord and explain the situation. Your proprietor may say that's tuff or his intervention may in reality get the girls to behave more rude toward you and your flatmates or they may own up to it and stop. If they find worse or your landlord does zilch, then you can resolve whether or not to continue to live at hand.

sweep up the litter, the use a poop-scoop to collect any animal faeces you can find & post the foul roll through their letterbox.
Inform the landlord that you are cheerful to keep ground clear but these muppets are creating a fire risk..I would rucksack all the bits and mitt to the landlord when he comes round...also relate him its unfair to hold to clean up after them and wages same rent..ask him what he thinks you should do.put the responsibility wager on to him...its his problem and he needs to see these muppets into shape...
Let the landlord know the details around it. He wouldn't like those littering on his/her property. They might not be aware about adjectives the rubbish his tenants are throwing out the fanlight.
I would start to keep a diary of adjectives the events happening concerning the residents in the upper flat. They hold a responsiblity to keep the peace and by littering constantly they are not doing so. If you hold a digital camera take pictures of the rubbish to be precise left outside (especially the tissues beside makeup and cig butts if they have lipstick to identify they belong to the girls upstairs). Have a chat near the young men contained by the middle flat and ask them if they've had any similar experiences to yours. Make sure you hold on to a log of everything that happens, not freshly the rubbish being thrown but also any incidents which might ensue in the hallway. Show this log to your landlord and include the photos. You and your flatmates hold a right to enjoy a verbs yard and if this is man comprimised then something have to change.
