What is the HOA?
What does the Home Owners Association do? what is it responisbe for? pros and cons?Answers: A homeowners association is responsible for the implementation of the rules and regulations of the subdivision - such as if they allow above ground pools, satellite dishes and the resembling. The board is made up of fellow homeowners like yourself and is elected to expressions by the homeowners in the subdivision. They hold public meeting various times of the year that are okay advertised, and input from fellow homeowners is other welcome. The monthly dues they charge is usually for keeping of the common areas and more than promising, a property management company that deal with the enforcement issues and said running. Pros are that usually it keeps property values consistent (no unwanted items cars in your neighbors courtyard or eyesore landscaping or purple painted houses) - Not too masses cons - most complaints are that the monthly fees sometimes get pricey or that submissions for approval for fence, etc - take longer than they should - overall, I vote they are a good article.
Chris' answer is spot on, however I'd add that a few cons are that some boards budge overboard (no pun intended) with their regulations. (I hear of one that fined people for have their garage doors open after 8pm!)
Also if you enjoy to approve any color/plant/etc choices for your home you may be dealing with the board's personal tang.
Depending on state law, the HOA can place liens on your property for fines or unpaid dues (tacking on "permitted fees" as well), especially if you are in a dispute near them.
If you are looking at buying a home that has a HOA, be sure to capture a copy of their bylaws and regulations BEFORE purchasing the house.
Wanting info on possible scam involving out of country people trying to lease a home surrounded by the usa verbs unseen.
i had 2 different individuals contact me after placing a ad on craigslist almost a house for lease. both within 24 hours & both have pretty much the same story. i found it to be strange . any info on the subject would be practicalAnswers: Well, what was their story and what did they right to be heard? I read one awhile back here on runeye.com where on earth the guy advertised for a room to rent on Craig's List and the character (from South America I think) sent him some money for a deposit and then have him transfer some rear to him and in the process, the guy lost his money and the other money never go through of course. He get scammed and lost his money so be careful.
Cat is correct. The scam is that they dispatch you a large check to cover several months of rent and you are supposed to convey back the difference. The check will be well-mannered enough to deposit to your dune but eventually it comes back bogus. You receive stung for the check and all the fees.
Anyone that falls for it is unacquainted and greedy. No one pays more for something by check and asks for the difference back. Stay far away from them.
