Q: Can tenant park in a shared driveway? or is only homeowners?
Answers: I had a feud over this once. If the lease does not restrict the tenants to use the driveway, they are free to use it within limits. I would check with the landlord if you have a problem. Thats the problem with shared driveways-no one wants to share and it becomes a big headache if someone gets blocked in.
You need to ask the homeowners/landlord.
How long does a tenent own to collect their guarantee deposit after terminate their lease?
I had a tenant move out surrounded by August 2007. She did not leave a forwarding address and did not return phone call concerning her security deposit. At the time I be willing to repay her surrounded by full despite her moving out a week late. I own not heard from her since, but this week her boyfriend emailed me demanding the deposit fund. It is February 2008 and I have since released the apartment. Do I hold to repay her?Answers: a security deposit is strictly for break, did they damage the place?
i would find mess up in the amount of the s.d. or you will acquire a letter from an attorney soon
You've get this situation reversed. Int he eyes of the law it is not the tenant responsibility to collect the return of the security deposit. It is the landlord's responsibility to return it. It may give the impression of being like semantics but the burden is on you as the hotelier since it was you that collected it.
There are outstandingly strict laws contained by most stated governing the return of the security deposit. In frequent states tenants can sue for 2 or 3 times the amount of the deposit deposit if the landlord did not return it inside the specified timeframe (this time varies from state to state but is usually 30-60 days).
Hopefully when they moved out you attempted to achieve them to return the security deposit and own this documented. As soon as tenant's move, I always label sure to let the postman know that the nation moved so their mail no longer comes to the property.
In yesteryear I have have tenant's move out and not leave me a forwarding address. If I own no forwarding address I send a communiqu¨¦ to them at the last certain address (my rental property) and when it comes back as "Addressee Unknown" or "Moved" I enjoy proof that I tried and couldn't get a hold of them because at hand was no forwarding address tabled. I file this away surrounded by case they ever try to sue me for not returning the shelter deposit.
If you don;t have proof of trying to catch a hold of them, you may be better off paying them if here is any money left from their warranty deposit.
Good Luck!
I'm a single male 43 with good credit need help with down payment to buy a home ,is there a place?
Answers: Everyone deserves to purchase a home. With qualifing income and fico scores you can qualify for an 80/20, 100% (no down payment) or 97% (conventional or FHA - 97% will require 3% down). On the standard loan form there is a section inquiring if your down payment is borrowed. This is normally frowned upon by prospective lenders.
You can have a "gift" given to you by relatives or friends. A gift letter must be signed and state that monies given are a gift and no re-payment is required (this form should be issued by your loan officer). Along with this letter the underwriter will request a copy of gifters bank statement showing cancelled check for gift. And a bank statement will be requested from you reflecting monies deposited into your account.
You may find a lender that will accept the borrowed funds, but parameters of new loan (balance and monthly payment) must be supplied. If your debt ratio is not affected (to the point of disqualifying you for the program) you will probably fair well.
Good luck in your new home!
If you don't have the downpayment, why are you buying a house? You will end up with lots of unexpected expenses. If you can't save up a downpaymnet, then you are probably buying too much house.
Start saving!
