Thinking around renting my mobile home out?

is this a good perception? I pay 735 a month for it. I cannot trade it for what I want to sell it for and am not feeling like to take a loss. this is a big college town. figure i can rent it out for 300 a room since it sits on 1.2 acres? what do you think?


Answers: Take the loss immediately or take it after that the truth is it will never sell for what you want it to unless someone comes along JUST for the estate and buys it.

Answers: Your singular option my be to become a room mate to someone that already have a lease in their nickname. Be prepared to pay a hefty deposit.

Since your eviction is so recent, you'll need a cosigner and clear a larger security deposit. In reality, it may be better to have your cosigner apply first and next add yourself as an added occupant.

If you can't find a cosigner, consequently you'll need to look into shared housing or preserve searching for prepared landlords. Your best bet is to concentrate on small, private landlords who may have more flexibility to bend their policies. Try craigslist.org and your local journalists.

Also, once your finances are together and you've paid final your old tenant, ask them if they would be willing remove the eviction from your court narrative. There's no harm within asking.
Unfortunately, the eviction cannot be removed. It is a court record and will den you for a long time.

There is not much that you can do if the landlord/management will not accept someone next to an eviction on their record.

You can try going the co-signer route and putting down the maximum deposit allowed per your state's landlord/tenant law.

Maybe if you explain upfront the circumstances leading to your eviction someone will offer you a chance.

Voiding a real estate contract is a legal term that means you tear up the contract as if one was never signed to start with...it puts you BACK IN THE SAME PLACE that you were before.

What you are referring to is CANCELLING...that is much different.

You cannot cancel a contract just because you want to. If you signed a contract, either as a seller or a buyer, you have to fulfill the conditions of that contract or it is considered a contract breach, where the other party will be entitled to damages.

The only way to cancel it with no penalty is to get the other party to agree to a cancellation IN WRITING
There should be penalties section in the contract if you are buying new construction. If you are dealing with a private seller, you can negotiate with him over your deposit.

In California, there is a...I think it is two week...cancellation period for the buyer to inspect the property and cancel for any reason.

Talk to your agent/attorney a.s.a.p. if you are thinking about cancelling so that you don't exceed the time contingencies.

They can't make you go thru with the contract. But, you can be sued for the amount of their damages if you are in the wrong.
