My apartment won't fix mold - what can I do?
My ceiling and walls has mold on it, and my apartment won't do anything more or less it. Hot showers can inflict this in bathrooms beside certain types of paint. If the mold is interior, your proprietor can get seriously fined for this by the Department of Health. You should speak to them if it is interior, and if they will not fix it, phone up the Dept. of Health (as recommended by another poster) because you do not want to risk the health of you and your loved ones. If it is dangerous mold, they enjoy to fix it. In the meantime, you can go to your edge and put your rent money in an escrow rationalization, that the landlord does not take until it is fixed.
You can legally do this, and I am sure once he is not getting his rent, he will go and get on the ball. You can't newly not pay him, but you can put your money within escrow, which he will receive as soon as the repairs are made.

YOU MUST GET IT TESTED TO SEE IF ITS TOXIC OR NOT!! its call stachybotrys or stachy for short. dont rely on anyone else to take the initiative and procure it tested. trust me your health and the strength of your family should filch main form right now, as defiant who is to blame and who should pay for what. trust me you dont want my energy. if its toxic mold then its a state of emergency and you must evacuate the house directly!
How regularly should I replace the furnace filter for the tenant?
Hello,The 3 tenants live contained by a triplex, each tenant have his own unit. I hear from landlords that the furnace filter should be replaced every 3 months or 6 months. However the tenant told me he replaces it every month. Who is correct? how often should the furnace filter be replaced? Also, should I replace the filter myself as a landlord, or permit the tenant do it? THANKS.
Answers: Look at it this way. It is your furnace and your big expense if it breaks. Monthly filter cost less than a $1.00 and should be bit of your monthly routine maintenance. Like my Mom used to read aloud "if you wear clean underwear, you never enjoy to worry if you are within an accident"!!LOL
To let the unit work more efficiently you should modification the filters monthly. There is a type of filter you can shift every 3 months called a 3M Filtrete. These are in the region of 5 times more expensive than a normal fiberglass filter. Never tolerate the filters dance past 3 months however, it will brand the furnace work harder. Changing the filter monthly/quarterly will be cheaper and more efficient for whom ever pays the utilities.
If I be you I would change the filter yourself as the landlord that agency you know they are being changed and installed correctly.Schedule a afternoon every month/quarter, depending on the type of filter you use, with your tenant to avoid any confusion. Filters for a forced air furnace should be changed every 30 days to maintain the unit operating at it's meeting efficiency. Replacing it every 30 days make for lower gas cost and keeps the amount of dust surrounded by the home down. As a landlord myself I vary the filters myself, because I am close by. You could do duplicate or if you don't want to spend the time, at least provide the filter. They are cheap and are a tax deductible expense.
