My tenant owes me $11450.00 rent. would Landlord Tenant Court make her pay if she moves before the court date?




Answers: even if you do go to court, its only a civil disposition, and I think the worst they can do is put it on her credit report. They can't send you to jail for a civil matter. They can order her to pay it but thats the extent they can do. Now, with doctor bills and things like that I know they can garnish it from wages so maybe they can do the same with back rent too, I've just never heard of it yet. But maybe its an option you can check out.
Yes! If you have a lease agreement it doesn't matter when she moves out, if she does not fufill the terms of her lease she owes the money.

She will get a judgement entered against her for the amount which will impact her ability to rent another apartment, purchase a home, car, even some jobs require a positive credit report. Hopefully she will be forced to pay the amount to obtain the things I listed above.

The unfortunate part of eviction is that she may pay for YEARS and in some states, if she pays you back rent before the eviction she has the right to remain in the apartment which may land you right back in a similar situation.

My best advice is to research laws in your area, and file a notice of default AS soon as you are able to begin the eviction process to minimize your damages.

My hill is offering a rural housing loan next to 0% down (a) 6.2% interest rate. Is this typical? Or a apt selection?

My husband and I were lately preapproved at our bank for a rural housing loan beside zero down at 6.2%. We own fairly apt credit, a decent amount of funds, but we do not make a large amount of money. We were previously below the impression that an FHA loan would be the best alternative, but are not so sure anymore. Is that a good interest rate right very soon? Also, on our preapproval papers it says that we will NOT be entitled to a return of part of the nouns charge. I dont know what that means. One finishing question i enjoy is although the loan requires no down payment, beside this type of loan, will making even a small down payment abet lower the interest rate? Thank you


Answers: A Rural Housing Loan does not have PMI so explicitly a benefit. You need to enlighten the loan officer you do not understand the paperwork & if he does not explain so that you twig, go elsewhere. You should enjoy gotten a Good Faith Estimate that lists the closing costs, pre-paids & amount needed to close so you do not have need of a pre-HUD1, whatever specifically. Also, I have never see an FHA rate be different base on income. I think you obligation to be very mean with answers surrounded by this whole forum. There appears to be bleak advice. The closer your APR is to your rate, the lower your costs are. It is a apt thing. Just know that a loan next to PMI will have a high APR.

Answers: Most move into rent-assisted housing. You should check with your local county/city Family&Children Dept.
SSI wasn't designed for relatives to live on their own.

It is theorized that if you can live on your own in need assistance, then most credible, you can work a job.

SSI is given to disabled general public, and the money was intended to be SUPPLEMENTAL to the household that the dependent be living in, which is supported by another working fully developed.
You have to combine your SSI beside other programs you cant just live on it. For instance, most cities hold some kind of low income piece for utilities. When i lived in Las Vegas and on SSI, they deposited 1600 dollars per year into my electric bill so i never rewarded anything each month. I also get 250 per month in food stamps. (dont bother getting welfare because they automatically subtract your SSI and you only closing stages up getting like 100 bucks more per month and you gotta do so much paperwork every single month for that 100 bucks) You can also carry on low income housing (G00GLE the word "Section 8) which you will pay around 200 per month for your rent and the government will pick up the rest. Only problem beside that is that sometimes it take a long time to get on it. I be lucky in that my mom owned a house surrounded by vegas and i could live there rent free. I manage to survive with adjectives the other programs (SSI was 550 at that time) but i really stretched the dollar and i never go anywhere because i couldnt afford it. My "entertainment" was getting to step buy groceries at the store (to which i walked) That was the simply time i got out.
