PLACE your license with a broker.
Why? Because someone near
"extensive" experience and training, etc, has to be held in charge.
Brokers satisfy that requirement.

First, get into business near a reputable broker. ERA, Century 21, Coldwell Banker to name a few are the state, sometimes worldwide brokers that know the business.
Focus on the expired and withdrawn listings. Another place to focus your time is the FOBO's. Not for the listing, but for when they buy their subsequent property. If you're lucky, they'll consider you for the listing, but don't even mention it until they do.
OOPS, problem. In MOST states, you cannot practice TRUE estate without floppy your license with someone for at lowest a few years.
In my real estate course, this be covered thoroughly.
Maybe Florida will allow you to go on your own and be a sole proprietor next to a shiny new license, but you don't want to do that. There are so oodles liabilities and ways to get hold of yourself into trouble, you want to study under a worthy principal broker before you set up your own shop.

My ex landlord is a single mother. She purely lost her job and business ending year. She is a nice and religious lady. At the failure, we did not get along because she broke our spoken agreement (She promissed me before I signed the lease that she will not charge me for the months that I am not within the apartment--By the way, I am a college student )Since she broke the agreement. I did the 30 days notice and moved out. I have be tried to contact her for the security deposit. She did not reply me. I call her a moment ago. She said, her son got shot.
Even thought we don't find along. I feel fruitless for the poor lady. She is a struggle tricky working single mother. She lose her job, businees, possibly her house and son.
I told her. I don't want to shelter deposit anymore. She can keep the money. Should I transport her something to cheer her up.
I feel bleak for her.

Your former landlady will find it heartwarming to receive any article from you. You are not actually expected to pass her any gift at adjectives; what you intend to do is actually more of a money and genuineness which I am sure she will appreciate.
Don't overdo. Don't fret. Any token or any endowment from you will do her a good item. Even a simple sincere note of concern and flawless thoughts will be enough to brighten her time. If you want, you may also send her some home-made cookies. She will appreciate adjectives your efforts.
Send her flowers and a card beside a message "where the hell is my payment deposit?" lol. You should do what you FEEL you need to do, because I suppose that first of all you must be surrounded by peace with yourself.
