Answers: You'll have to surmise a bit more before you post question.

First we need to know what country you are contained by. I'm guessing you are in the States, (as it is usually Americans that lift it for granted that we all know where on earth you are).

Then, you'll need to convey us which state you are thinking of renting in.

Then, which county, town and nouns.

Then, whether you require a garage, or just a parking nouns.

Then we might just be capable of help you.
No road to even get close short knowing about square footage, lot size, location (just the neighborhood can money values by tens of thousands), condition of the building(are you willing to buy a fixer upper?), amenities approaching central air/ latest appliances/hardwood floors/freshly painted. You just hold to talk to realtors, look at different houses and take an idea for yourself.
In my town, freshly the fact that I bought a home north of the highway dropped it into the $100,000 vs. $250,000 price compass. Add in that it be an estate house and needed some work and I got an even better price. With the work done, it's in a minute the same as any house surrounded by the neighborhood (a good but not fancy neighborhood) and worth $30,000 more than I rewarded.
All the details have to be accounted for-any reputable realtor should be feeling like to get you started.
Come on. With the information you give. No one can answer this. How much is the average price of a blue car beside 4 wheels? Come on meditate about what you are asking.
Are you conversation about a brand new, 5 year old or a 50 year older house. Are you talking more or less a 1000 sf or a 2000sf house, is the garage attached? Is the lot 9000 sf or 17000 sf? Has it been up dated? What county is it surrounded by, is it on a busy street? How many bathrooms? How frequent bedrooms?

Any of you ever get screwed over by a real estate agent?

Answers: Yes, always remember that real estate agents are working for themselves, not really sellers or buyers. As a buyer, I have had real estate agents eavesdrop on a private conversation with my spouse and use the info to get a better price for the property (read better commission for themselves), refuse to put in the bid I gave for a property because it was "too insulting" even though the house had been on the market for 6 months, and argue with me about the price I set on my property being too high, then my property was sold in the first day so I know it was set too low.
I also had one that invented another buyer to try to get us to bid at a higher price, when I said then the other person can have it, I don't participate in auctions, he said, oh, my mistake, there isn't another buyer.

Real Estate agents are there to get large commissions quickly with as little work as possible. Keep that in mind and remember that if you use their service, don't rely on their advice because it is always self serving. Do some research on your own. There are plenty of books and information on the internet.
plenty of people have.

you can complain to either or both the state licensing board or the local MLS board.

just remember that the agent likely works for the sellers of a property and not for you [unless you paid extra for this] and that talk in RE is usually not part of the final contract no matter what is said. [it says so in the contract, too]
A former cowoker felt that they got screwed. There were a ton of things wrong with the house he bought.

But it was as much his fault as he did not have an indvidual inspecter to come in and look at the house.
Almost. When I bought my house I was dumb enough to go with the listing agent. They were working on the sellers behalf as well. What can I say? It was my first house, I didn't know any better. I told her I had an offer and she said that they wouldn't take it. It was a fair offer. That I DID know.

She knew we were inexperienced. She said I'm not even gonna bother putting that offer in cause I know they won't take it. I said "OK. I'll find someone who will then!" and I hung up on her. So I picked the phone back up and called another Realtor and she was delighted to put in that offer. They accepted the offer. Hope it was worth half her commission and a bad rapport.
Well, we had one instance where our real estate agent submitted an offer to a listing agent. The listing agent "verbally" accepted the offer (after seller's approval), then instead of getting a signed accepted purchase offer back to us, he turned around and sold the property to some one else. Our agent, to say the least, was livid...as were we. Then we had one agent that was so bad, other agents refused to even show us a house if he was with us. In fact a house we put an offer on, which the bank was ready to accept was undermined, because the listing agent couldn't stand our agent and sold it to another buyer before we could get to the bank fast enough. We ended up writing our agent a letter stating he wasn't our agent anymore.
