Answers: My experience with sec 8 is that those renters, from my experience, do more desecrate to the properties in the long run. They don't exactness about the property nearly as much as someone paying rent out of their own pockets. I don't know roughly speaking other investors...but this has be my experience.

In terms of sec 8...I've also found that nearby is no consistancey in their property inspections, at least possible here. I could have 3 different inspectors come out to review a property and achieve three completely different things that I may need to address.

As an investor...I avoid sec 8 when I can. I tend to achieve the renter involved with the property more by asking them to do things to the property for me...for discounts on the rent. Getting them more influential in thr property tend to give them a stronger sense of pride and they tend to show my property more respect contained by the long run.
Section 8 can be a great thing if you walk in beside the right perspective. Yes, the guy above is right, the renters are harder on the properties than normal renters. However, you do hold some recourse - if you complain to the section 8 organization, the renters can be ejected from the program. After all, the splash to get into the division 8 program stretches around the block.

I would recommend using the bare minimum when it comes to fixing up the property. You involve to have three things - a liveable residence (i.e. no holes contained by the roof, no pest infestation) working plumbing and safe electricity, and working oven. Above and beyond that, I would mind with putting contained by nice and new appliances.
I do not adopt Sec. 8 tenants into my rentals. Past experiences next to most have be so negative that I approved to make my vivacity easier and just not agreement with the program at adjectives.

If you are meticulous you can find good ones, but most are languorous drug addicts.

I never planned to rent to the ones I own. But, they approuched me with their stories (which I verified) and I relented. One is suitable as gold, raise 3 kids and completely grateful for such a nice house, he keeps it foolproof. The other has have trouble with upkeep, but it is because he is disabled, not just a loser, so I distribute people out for the landscape.

Answers: Look at it like this: The house that you thought that you had bought (but was actually owned by the Bank), is now owned by the State; you therefore effectively now live in a Council House as a tenant of the Government! Your mortgage payment is effectively your rent!

As a property owning capitalist, whom probably had strong views about Council Estate residents....How does it feel to be one?

Pay your mortgage off so that you can hold your head high again if you can; if you can't, just realise that although all mortgagees 'think' that they are property tycoons....the reality is that all mortgagees are just modern day council estate tenants made to believe they are somehow better because they pay overly large mortgage payments instead of reasonable rents!

by renting you are with the sole purpose paying someone elses mortgage!

Fair enough if you live contained by council accomodation then you arnt. but if its private you do!
