Selling mobile home?

we are selling our mobile home on land. we owe money on it and on the manor.
we had it programmed with a realtor but it didnt work-could not find a guard to finance it
we go to the local mobile home seller and give him flyers. he said he could get financing for it but most culture can get a modern home put on land around here for same price. he said lots of empire just want the setup and dont want to contract with the moving of it, the surroundings, fencing and so on.
