When your selling your house, are you legally obligated to include if you believe the house to be haunted?
Answers: I belong to the Asheville Paranormal Society in North Carolina. We were called to someone's house that had a problem with 'disturbances'. They had moved from the home for work reasons and had the house for sale. At first they cancelled our visit to their home because they found out that if they requested our visit and we found that indeed they did have 'disturbances', they would have to claim it when the house sold.

I know there is a whole laundry list of items you are supposed to disclose. Things such as, damp basements or roofing problems. I believe you are also supposed to disclose things such as a resent murder in the house. But I'm not sure about it being haunted. How do you prove or disprove that? You would be best to ask a real estate professional.
No. Instead you should tell the customer that for the past 60 years a murder was committed in the house every five years with the last one 4 years ago, but no ghosts of the murdered victims have ever been reported. That is sure to get you a better price for the house.
Yes.. sorry that all others said no. The listing agreement with your Realtor plainly states that you must disclose any problems that you think could be a determining factor to the value or liviablility of the house.

Someone is pulling your leg if they tell you that you do.
However.if someone was murdered in the home, in SOME states, you have to disclose it...but ONLY if you have TRUE knowledge of it.if you don't know, then those states doesn't require you to research the fact.
No state requires you to report if someone just died of natural causes, regardless of the disease or ailment...even AIDS. That is a violations of the Americans with Disabilities Act.

A good broker price inference will include 3-4 recently sold properties that are geographically close to yours, as ably as close to yours in amenities, etc.
A broker price belief is not as accurate as a true appraisal, but can be quite close.
