Is there any chance that the housing benefit might be higher that 130 uk pounds?




Answers: It depends on the going rate in the area and your age. Under 25 and they will just give you the bedsit rate - unless you have dependants.

If the going rate is around the £130 mark, you should get it all. If you don't, appeal it sending evidence of housing prices in the area - newspaper cuttings of flats available for rent is fine. I've had to do this twice and both times they have eventually paid all the rent.

Incidently, for the person who said that HB should be scrapped - Most people on HB are elderly, physically or mentally handicapped or out of work for good reasons (I'm a carer and a student). So many people open their daily mail's and can't think out of their own tiny little box!!

If it is a weekly amount i don't think you will get anything higher , if a monthly then definitely. You can but try though.
why must you have benefit? get a job and do like most of us and have a job. I work a shitty job and pay tax. People go on about the polish but at least they work and pay tax.I hope housing benefit will be scrapped I am fed up paying junkies rent through my tax.scum

I have tennants who don't pay all the rent and always late. How can I get them out?

Check with the County before you do anything at all. You have to give them written warning and notice before you can legally evict them. Not sure in your State or City how long that notice is but probably 30 to 60 days. Even though it is your property, there are laws that protect them no matter how badlly they take advantage of you.

Have an attorney write the eviction notice up for you, it will be worth the money spent and you will be within your legal rights without question.

change the locks
then gather up all your evidence because they are most likely going to take you to court
What I have done is to tell them to either pay up and on time or have U-Haul truck in the drive. They are not your friends, don't be nice.

In the past I also had to file against these type of people. and it works. Most states do not allow self help. The day of changing the locks are pretty well over.

My lease calls for eviction if they are 5 days late. It also calls for $5 a day in late fees from due date, no grace period given. Some states require a grace period.,, When years ago I had $1 a day late fee, it was common to be getting rent two weeks pas due.

I tell my tenants that I will be like a second daddy to them as long as they treat my place right and pay on time. but when they get bad, I also tell them I am the worse A++hole walking.
every state has laws that protect tenants. But that doesn't mean they can't be evicted fer christ sakes...just follow the laws and you can get them out in about one month to 6 weeks.again, that depends on the state you live in. YOu can hire a lawyer and try to recoup its cost, but its not that hard to do it yourself.

Call up the legal aid group for poor people and tell them you need a booklet on tenants rights. Take the booklet and read it carefully..it will tell you what has to be done to evict someone...follow those rules very carefully and you can get it done. In my state, the first step is to issue a Notice to Pay Rent or Quit...then the next step is to obtain a Writ of Possession, and then a Forcible Entry and Detainer. You don't need a lawyer to do this but you have to do everything to the letter of the law so if you are somewhat mentally challenged, you better hire a lawyer.

Call them on it. Talk to them very pleasantly and honestly. Tell them you have to pay your mortgage and bills and can't when you don't get all the rent, that they have to pay in full and on time every month or they have to leave. Be friendly, understanding. Give them the notice required in your state--5 day notice or 10 day notice as soon as they're late. Tell them they have to pay all the rent and all on time or you are going to evict them. Give them the notice, refuse to accept any short payments. File--and this costs--for eviction and get them served. Follow through and maybe they'll move out. What are the terms of the lease? Charge all the late fees there, and keep adding them to what they owe. INclude all that when you file.

Self-help is forbidden, ie evicting them yourself, changing the locks on them, etc. However, you can carefully, and innocently make them uncomfortable by having some work done, painting, hammering, having to have the power cut or water turned off. You have to really have the work done, and best if done by some professional.

You're going to lose money, lose rent and have some costs. I always try to get tenants to decide they want to move out, that it's their idea, not mine, but this situation is too far gone.

Where do I report a vigour issue my manager won't fix?

I live in Louisiana and hold reported my sewage backing up to my innkeeper on several occasions, tonight, he hung up on me and have refused to fix it. My toilet is finance up into my bathtub! Where do I phone call to report this problem?


Answers: Call an Attorney. If he see's a letter from a advocate, he'll fix it. Otherwise, document that he refused to fix it and afterwards move out. You have rights as a tenant to break your lease if your tenant does something like that. Hope this help!
The landlord should rod the sewer queue. If the sewage is coming up the tub, it is not right. Once the line is rodded if he finds something flushed down the toilet, you will be charged.

Call the city zoning department, or building and neighborhood services. Give him an extra chance or you will brand an enemy for go.
