Renting Real Estate Questions and Answers

For landlords...would you allow a tenant to do this home expansion?

I rent a little townhouse. When I first walk through the house the front room had tile flooring. After I signed the lease the manager approved to carpet it so he wouldn't own to worry near the hassel of refinishing it. He has a great deal of work to do as it is, I know. The thing I'm running into is this - I hold 2 very moving boys running in and out of the house into that room and we guzzle in it as powerfully. The carpet is hurriedly showing wear, even though I take righteous care of it.

So my query is this - if I would be willing to clear for it, would I be out of line to ask my chief if I could have pergo flooring installed? I would be liable to save the carpeting to reinstall after that if he would like it wager on when I leave. I am a single mother and am markedly happy to rent and stay put for a few years -I don't hold to fix anything or worry just about yard work or snow or emergency. The money I would put into the floor is well worth the increased appeal and functionality for me.

Thanks for your time

Answers: I am sure your hotelier got the cheapest possible hearth rug and that is one motivation it is showing wear so fast. Ask him if he would mind if you replaced the mat at your cost...all he can do is read out yes or no..he may require you to reinstall the carpet since you move out..or keep your deposit..
Cheapest mat?? God does everyone have that poor of view of landlords??

One reason for runner is the noise concession. Only the worst owner would use cheapest carpet; You can ask the boss, but rest assured that he will say no, surrounded by most cases.

Having food in the mat is not taking good nurture of it. I also have two boys, and their hearth rug has have a bit of wear, but that is over the concluding 10 years. We as a family do not wear outside shoes inside on the flooring. They are removed upon entry, and not one of our friends or Kids friends enjoy refused this custom.

I other equate "Active" as being uncontrolled. You enjoy to remember that you are in someone else's house.
If you are offering to discharge to replace the carpet beside Pergo yourself, it seems worth a try to ask. If it is a privately owned, smaller building, your tenant is more likely to agree, as it is essentially a free promotion for them. They will probably want to approve the material and installer, but that's OK.
If you enjoy a larger property or it is managed or owned by a substantial management company, they will probably not allow it, as here is no real benefit to have one unit beside a slight upgrade compared to another.
I have other allowed my tenants (in my personal properties) to engineer improvements if I approve, and over the years have gotten an expanded deck, granite counter tops and a wood privacy balustrade added to my property without have to pay for it. I own always view it as a win-win situation.
No, you would not be out of line to ask if you can enjoy the pergo flooring installed as long as you are willing to settle for it (labor & materials). Please note, however, that once installed, it is considered a "fixture" and you cannot remove it once you vacate the premises.

If this is something that you are predisposed to do and you don't think your kids will vandalize it (because if they do, the landlord might imagine twice about have it changed if he is responsible for fixing the damage).

We own a house with our son. He lives there. Can we force him to move? What do we have to do?

Answers: You can't force him out any more then he can force you.

When you say "there" it sounds like his rights may be more then yours, he lives there and you do not.

No, there is no possible way to get him to move if you do not live there as well.

If he does live there the only way to force him out is to file criminal charges against him that would award you with a restraining order. It has to be very had (like attempted murder) to get a restraining order that would bar someone from their own house.
If he owns the house with you, you are out of luck.

That is why parents should NEVER put their children's names on the title of the home...it gives them too much power.

Depending on the circumstances of how he got on title, and how long, you have no choice now but to go to court to see IF you can get him removed.

What Would You Do?

If a person lives surrounded by New York City, considering that this city is overcrowded, how long will it take to find full-time employment and an affordable studio room? Should I look for a studio contained by New Jersey and work in NYC? What is the best and most intelligent step I should appropriate? I have be given 6 months to find full-time employment (right now I work per diem).

What would you do if you found yourself contained by this mess?

Answers: Most people spend time renting contained by low rent and less desireable areas until they are settled into a appropriate job. You don't want to be liable for giant rent without knowing your income -- especially if your hot job doesn't work out.

A better odds, might be to rent a bedroom from someone while you find a job.
Are you inclined to fight that commute from NJ to NYC? You first enjoy to figure out where on earth you would be willing to live & what you're prepared to drive or if you will want a car in that. Check your finances & see what is affordable...
