Rental complaint file for consumer fraud?

Does anyone know how long it takes for a complaint to budge to court. I filed a consumer fraud complaint against a realtor and a guy who was within on the scam against me. The gentleman be served the complaint by the sheriff but they can't seem to attain a hold of the realtor. Her business has be shut down due to this scam. What happens if they can't return with the realtor do we go to court on of late the gentleman, adjectives I want is my security subsidise plus punitive damages and pain and suffering it's be going on 6 months now

I own a nice couple renting my home and they hold gotten method at the rear surrounded by the rent . I enjoy worked beside them but

I have even lowered the rent and gone over their budget. They are not married but hold one child. They are very verbs which is nice to finaly get civilized renters. What can and should I do??


Answers: Well if have to settle up your bills too. SO you can't have family living off u and not clear rent. Okay I understand they are nice and verbs but they need to reward. You are being too nice. You already lowered rent for them and still no money. Seems liek they just can't afford it. They see you are lettign them bearing all over you so they verbs to take plus of you. You need to put ur foot down and put a stop to it and describe them pay or move off. And tehn if that don't work then you enjoy to give them a 5 year notice.
This is really a personal conclusion that you need to formulate.

Here's my advice:

If you don't really have need of the money and your like this couple, hang on to everything as it is. In the real world, most landlords will not tolerate anyone self behind surrounded by their rent. If you are late paying your rent most landlord's start the eviction process. It sounds similar to you like this couple.

If you involve the rental income to live on, then you don't own a choice. You need to evict this couple the subsequent time they fall at the rear on the rent.

How way down are they? Could you give them a bit more time?
Think of the child, perhaps they are have some financial problems.
It is good that you are caring enough to hold lowered the rent to ease their burden a moment or two.
Talk to the man, ask him if it is ok for you to ask for rent at this time and if he could let you know of any hitch. Ask if you could have piece of the rent if you really need it.
You are doing them a correct deed by giving them shelter and are of a mind to share your home. God bless you.

IF they be renting from me, I wouldn't put up with any of that rubbish. They are using you!

Kick them out - ASAP!

Take them to Landlord and Tenant Court or Small Claims Court.

I hate to say aloud it, but it's the truth. If both of them don't have children, afterwards there is no basis why BOTH of them can't work two jobs to discharge the rent.

They are spending money on other things because you have be too nice to them.they are paying who is "pressing" them to pay.

Think in the order of it this way: What happen when they were paying the rent to start beside?

You need to distribute them a nice letter, unfolding them that you really like them as tenant but it's time for them to move on.
You must separate the business aspect from the personal one.

Renting a property is a business. You are a business owner. You requirement to protect yourself and make sure that your interests are taken consideration of. No matter how nice they are, they know that they hold an out with you. You will adopt less rent and no rent if needed.

I own had renters who be the greatest people living surrounded by my properties. Great people and horrible money manager. I can think of one tenant specifically who I would work near to try and get the rent compensated. I would accept partial payments, etc. When I first rented to him I know he was a man trying to get hold of back on his foot. It was him and his son. I feel bad and worked next to him every time he asked. He was a long permanent status tenant. This continued until I had gone over to the property to repair a hot hose heater that be leaking. When I walk in I be amazed to find all untried furniture, a TV that was much larger and nicer than mine, a computer, cable box, high speed Internet. I realize at that moment that I was the one anyone taken advantage of. All the time I be trying to work with him he be either buying everything on credit and padding his place up (mis-managing his money) and I was the one that get paid AFTER everyone else or that he be "working with me" to hide away up and buy the finer things in natural life.

When i saw everything I couldn't help but dream up, ig you lost the high speed Internet and cable small screen you would never be $100 short on the rent. At that moment I realized that I should be considered a creditor a moment ago as much as the cable company, phone company or gas company. I however, should be the #1 creditor because without me nearby was no involve for the phone company, cable company, gas company or electric company.

Amazingly, one I explained that I would no longer be able to work near him and that the rent must be paid in good time each month or deferred charges would be applied and if I had to I would evict he found the money to discharge me. I was nice within the explanation, but firm. I explained it just resembling I said, I was a creditor and that I needed to be remunerated. I was the one that provided housing and that a place to live be the most important article so I should be the one that is rewarded first.

You need to instigate the eviction process due to non-payment of rent. The longer you consent to them string you along, the more money you will be out.

You have no responsibility to work with them. You are not their financial planner and should not be going over their budget. You hold tried both and gotten nowhere.

Great, they are clean, but they involve to be able to discharge their rent. You are running a business, not a charity.
Make them get married as a condition of staying and you hold changed lives! WHy are they not paying? If it is a health crisis or something serious, intervene and point them to assistance available contained by your community, before you boot them.

Pro's and Con's of Requesting Increased Property Tax Assessment on a home and house?

I'm wondering if selling property is the only object one would want to request an updated, and in our suitcase, increased property tax assessment? Our home and topography assessment is roughly 60% that of comparable properties in our neighborhood, as in good health as our insurance company's own valuation. The current assessment seems to clash roughly the sale price two owners ago since the house was dramatically renovated and superfluous land added on to the parcel. Obviously, we give the impression of being to be benefitting from lower taxes, but are we hurting the potential market meaning even though we don't plan on moving soon? Thanks for your thoughts.


Answers: Forget what you are thinking of. Keep your current assessment. Such an assessment has not a piece to do with the bazaar value of your home. When you turn to sell, any solid estate agent will advise pricing your home according to souk, and lower taxes would be an increased selling point.
if they raise the appeal your taxes go up. if you're looking to gain a home equity loan or something, then it help you if the property value is better. however, the wall is going to send their own appraiser--they won't use the appraisal done by the county. if you're planning to sell---then again, the edge send their own appraiser
