Hello and Thank you for answering my question!! Okay the nitty-gritty details are this. I currently,for personal Latino reason, live with my MoM at 4380 southern ave s.e. Afew years ago;My DaD passed away lacking leaving a will. Although it be shaky at first;My Mom was competent to access bank accounts etc. Not a problem; However she is suspence over whether or not my DaD,s endorsement meant that the house title action atomatically passed down to her. We have be given various answers to out ask esp spending up to $2,200.00 for a "real esate" legal representative to find out the true house ownership and title/deed transfer arrangements I have an idea that that price is crazy...soooooo I would apperciate any advice that can show me a better instrument or am I / my mom are stuck with conversation to lawyer?? If you look in the receiver book under "title insurance companies" you will find the listings. The cost is base on the value of the property but will not be as much as the $2,200 you mentioned.. Call a title insurance company and ask to address to a title officer. He or she can help you.
You can budge to the recorder's office for a title furrow, but it will not insure the accuracy of the report or protect your mother against unknown claims.
City records organization will tell you who owns the property.
Check near the clerk about title verbs requirements. You will need copy of bridal and death certificate, etc. Probably lots of paper work, and some $$'s for title force out and paper work, but you can probably bring it all done yourself if you enjoy patience next to the bureacrats. As long as there are no problems near the title search, close to liens, mortgage, co-owners, etc...

Most mortgage lenders like to see at tiniest 2 years of steady income. But, it doesn't hurt to go reach a deal to a lender and see what they say, you might be pleasantly surprised. If your making 3,000.00 a month I don't reflect on it would be real knotty to qualify for a 100,000.00 loan. A lot will depend on how much outstanding debt you have and your credit win.
