What can happen if I have months left on my apartment lease but I just vacate the unit and stop paying rent?




Answers: Basically teh landlord can sue you for damages, and they can get higher then you would have thought.

There is a 99% probability that they will win. They can pursue their debt from you via a collection agency. Later, if you are uncooperative they can garish your wages (in CA anyway) for the amount plus 10% interest.

You signed a legal contract, and just like any other legal contract you have to pay the piper if you do not honor the commitment that you made.
Hold your deposit.

Take you to court for the rent that you owe until I could rent the apartment and any other "damages" that I COULD find to jack up the amount you owe me for screwing me over.

The judgement would go on your credit report.

Worse case: The landlord doesn't notice for several months, then files a non-payment eviction notice, meanwhile someone breaks into the vacant unit and sets-up a meth lab, the police raid the apartment and the building is evacuated, the landlord takes you to small claims for the months you didn't pay (plus late fees, lease termination fees, damage, HAZMAT clean-up), landlord garnishes your wages, and turns your account over to a collection agency. An eviction will appear on your court record and a property collection will appear on your credit reports (not to mention possible criminal charges for the illegal activities you allowed in your vacant apartment). Once you're out of jail, you'll have to find a co-signer for all rentals if anyone is willing to rent to you again.

Obviously, the more responsible and adult option is to simply notify the landlord you need to break the lease and try to either sublease or re-rent the unit.

Are here Good/Green Tarrifs for Pre Payed Meters within the UK?

Im on British Gas, paying about lb12 a week for electric (About lb6 surrounded by the summer) and was wondering if at hand is a better tarrif for me, or even a Green one to help the environment as much as we should be?


Answers: Stop one ripped off by british gas and switch to Equipower
(better specified as Ebico ) they have NO standing charges and are the cheapest and fairest for pre-paid meter customers,if you dont beleive me check out the Equipower network site you can apply on line and set free yourself some SERIOUS money,good luck,Tony.
I agree near "tonytuck" Ebico is the company to sign up to I've been beside them nearly 2 years loads cheaper, no standing charges, good customer service and while they don't claim to be "green" they capture their power from Scottish Southern who do invest heavily in "Renewable" dash

Who can I name for assistance? My tenant won't fix my roast?

It's been two weeks in a minute, and it's been getting exceedingly cold at night. I enjoy four children, including two toddlers. We're freeezing over here! I call her everyday to remind her, what else can I do to press the issue? We live surrounded by California.

You MUST write a "snail mail" notification to the Landlady. You should send it "Certified Mail. Return Receipt Requested". Doing it this path makes sure the attempt be made to properly communicate the problem with your Landlady.

She DOES NOT own to accept it, BUT YOU HAVE THE story she was notify.

After doing this, if nothing is done by subsequent Thursday, the next step is to notify the Codes bureau in the municipality where on earth the property is located. They get a phone ring up AND a "snail mail". First Class mail is sufficient for this. Make sure ALL your contact info is contained by each reminder:

Address
Phone Number
Pager Number
Cell Phone Number
E-mail address.

With this applicable info, there won't be any excuse as to, "I couldn't contact her/them".

Make persuaded to keep knotty, physical copies of everything in your files. You never know when you might own to go to court.

If you get the bake fixed, you may not get the bill compensated by the landlord. However, I would write a certified note to the landlord (and make a contribution him a copy, but have a witness). Tell him he have 48 hours to have the fry fixed, or you will have it fixed and hold the amount you paid out of the rent. This mode he is on notice.

However, I would beckon the health department and find out what temp it have to be in decree to have required warmness. Just because you are cold, does mean that he have to give you warmness. For example. in the northeast, warmness has to be turned on by October 1. In Sept, it can attain cold, but the landlord doesn't hold to turn on the heat until october 1
First, I would move about to the store and purchase some sort of KID SAFE space heater to assist. Second, I would call the communication. I live in Michigan, we own "The Problem Solvers" they are investigative reporters for the news station. They roughly climb up your landlords a%s until she fixes the heater. She doesn't want to be on the communication because you don't have steam. She looks like a terd. Especially when kids are involved. Before I call the news I would phone the landlord put money on and "sell" her the repair.

What I mean is this:

"Hi Mrs_______ this is me, I know you're probably really busy running your business and dealing with the holidays and such. If you'd resembling, I've got some time today I can call upon around to a few places, get some quotes for the repairs that entail to be done and make the apointment. Would you similar to to do it? Or would you like me to do it? Great, where on earth should I have them transport the bill? or do you just want to compensate them with a credit card over the phone."
