If I'm buying a home w/ a material estate agent, who pays the commission?

These situations occur so infrequently, that I own never personally be involve in a situation as any buyer or seller's representation where the buyer have to pay any commission at adjectives.

Most of the time the dealer will pay the commission as section of the agreement of listing their home. There are a few exceptions when you use a Buyer's agent similar to buying a FSBO and the owner not paying the commission.
You need to read any agreements you hold signed with your REALTOR and get hold of him or her to explain the commission to you. Any good REALTOR will be more than at ease to explain how they are getting paid.
The trader, unless you've signed an "Exclusive Buyer's Agent Agreement" with your agent that states that they (the agent) as a rule gets x% of doesn`t matter what the sales price is, and that if the seller's broker is simply willing to donate y% to the buyer's broker, you have to put together up the difference. I try to get adjectives of my buyers to sign this with me, but thats individual so that I can make sure I go and get paid SOMETHING..should they prefer to go elseware (i'd still be entitled to a commission, because they've name me as their exclusive agent), but I don't usually insist that they "make up the difference." That scare too many nation off.
How does forclosure affect your access to purchasing another home?
currently I am in forclosure...I own tried and tried to deal next to the mortgage company but have be unsuccessful...I am now living within my grandfathers home and renting to own.while my home is being forclosed upon. I would close to to secure a loan on my grandfathers home next to in the subsequent 2-3 years.Answers: Worst case is your home go through the entire forclosure process. Next worse case is you sign a work in leu of forclosure. Better casing is your lender accepts a short Dutch auction without recourse. If you establish upright credit again (12 month no late payments) and enjoy a good debt to income ratio you should be capable of qualify in 7 yrs, 3 yrs and 1 yr respectively.
It might transport at least 5 years to find a lender unless you are inclined to pay an outrageous interest rate, but more imagined 7-10 years.
It depends a lot on what you do next to your credit rating/history during that time.

It's funny, because no one help me out when the average price of a house here was $375,000 and I couldn't afford a single property, all the same I was responsible ample not to get an ARM or a mortgage I couldn't afford. Why does our organization care more nearly helping screw ups than it does about helping responsible population who know what they can and can't afford? They should really make the first time home buyer rate 3.0%, so empire can actually afford properties.

Is a hotelier justifiably responsible for a tenant's dog?
If a tenant's dog bites someone, am I responsible for its actions. I do not live on the property.Answers: You will be included within the law suit. If the dog is a dodgy breed and you knew roughly speaking it you can easily be held as liable. Why do you come up with your insurance is negated if you rent to someone with a pit bull? In this baggage you are included because you were casual in allowing a hazardous animal on your property. If the dog is not "dangerous" then it is harder to prove abandon on your part as the proprietor.
You living or not living on the property is not relevant. The only issue is if you could own prevented the bite and you were forgetful in doing so.
You will be included on the lawsuit. Whether you downfall up being responsible or somewhat responsible will depend on the situation.
Your best bet would be to ask your insurance company, they may want you to have the tenant sign some sort of indemnity document.
Typically no a hotelier is not responsible for the actions of a tenant.. which includes the tenant's dog.
However, if you hold knowledge that the dog is hazardous.. such as having bitten associates before.. you may be held liable underneath a theory of slack leasing creating an unreasonably dangerous condition for the neighbors.
if its on your property, at some point they will come looking for you if the bite is impossible enough similar to hospitalization.

if the house is insured by than you are responsible if it bites someone, It happen to me some years ago the court rules I am responsible for the actions of the tenant, that's why i don't allow pets anymore
