How do you look and buy houses that are being foreclosed?
Answers: It varies by state, but as far as I know, every state requires publication of a notice prior to sale. They are published in a legal publication newspaper in the county that they are being sold. Contact the trustee (in non-judicial states) or the sheriff that is conducting the sale and find out the terms of the sale (whether a deposit is required at the time of bidding, when is the balance due, what form of payment is required). Also, they can usually tell you what the opening bid is going to be. Be sure to do your homework before you bid. Sales are usually final, so if you buy into a title mess, you're stuck. Have a local title company run title for you and talk to your attorney.
I don't know how you buy a foreclosed property, but I was always searching for a website that would give you free info on foreclosed homes. I finally found one that you DON'T have to put any credit card info in it, or free trial this and that.
It takes some work on your part, though.
I don't know if it's the same for all states, but the site (in Texas) is www.tx-foreclosures.com. Try it with your state abbreviation in the beginning.
What it does is allows you to search by county, then it brings up a list of all foreclosures. There are no pictures, but it does give you an address, realtor contact info or bank info and selling price (most of the time). I go through this list and search within my price range. I then look up the address on Mapquest, and see where it is. If I like the area, I'll jot down the address, and physically drive over and look at it. All the ones I've seen have a 'for sale' sign in the front yard, but you'd never know it was a foreclosure.
I know it's a lot of work, but I have found tons of unbelievable homes doing this.

Always own resale value within mind. Take the location and amenities of the neighborhood in consideration.
Things to consider:
~Crime statistics.
~Are within good school in the surroundings?
~Is it convenient to shopping nouns, your job, post organization, etc?
~What is resale like surrounded by the neighborhood?
These are things you may want to discuss with your material estate professional.
You should visit different areas next to properties in your price inventory and try out the local amenities, check out the public transport links, work out how long it would take you to acquire to work etc. In London it is often the covering that people have an idea that an area is "bad" - but the vibe can exchange literally from street to street so it is always worth checking places out even if you're initially not sure just about the area as a unharmed. For instance, I live in Peckham and most nation seem to judge it's really rough but I've never had any problems and am immensely happy here.
It's also worth looking out for areas under going or have plans for investment in gentrification as this will back improve your long residence investment.
