Financing needed for fixing up my investment property.?

Any suggestions who will lend $$$ for someone who has a 650 credit gain? My property is located in Ogden UT, and have been a nightmare make happen I'm in CA. Needless to articulate, I got screwed over by my realtor, contractor, and loan officer surrounded by the span of 6 months. And now facing other headache with it. I'd be more than prepared at this point to entertain any concept, and especially a POSSIBILITY of partnership to see this through, and reap on the profits.
A lot is happening within the city of Ogden with fixing it up, and other focal tourist attractions (I can explain later).


Answers: You haven't indicated whether you own this property free and clear or if it is mortgaged.

There are rehab loans for investors that would allow you to finance the cost of rehab + closing costs + monthly payments for the old age of the loan that would accomodate investors with your gain.

With your score ,you should not enjoy any problem finding ,investment.
First check with the Ogden UT, Economic Development council, possibly they can guide you ,since you mentioned it can be Tourist attraction.

If Countrywide go beneath, what does that propose for the mortgage I hold beside them?

I am currently trying to sell my condo surrounded by Miami Beach, FL. It's worth about $75-100k over what I bought it for, but as we adjectives now, the market's for a time rough right now. Then again, adjectives you need is one buyer.
Enough backstory.
Question is...what happen to my mortgage if Countrywide goes under/bankrupt/etc?
I'm currently bringing up the rear on my mortgage slightly, and am dying to sell my place ASAP. Maybe I entail not be in a rush though...I can't interpret that Countrywide could foreclose on myself (or many people) given their current situation.

Can anyone provide some devout insight or personal experience/expertise here?

Answers: They will not foreclose if you are making your payments, otherwise of course they will. Foreclosure is what you agreed to when they give you the money to buy the condo.

Countrywide will not go beneath. No worries there.

But, other will, and it does not effect the mortgages. Another hill buys the debt and you send your checks to the modern company. Checks to the old company are forwarded for a long time, so it is nil to worry over.

Banks exchange loans adjectives of the time, it is nothing foreign.
A bunch of major lenders enjoy gone under, and their portfolios are rapt by other servicers. Your loan would most likely a short time ago be transfered to another company that will collect your payments. It shouldn't effect you any more then that.

Countrywide "going under" is also a bit of a misnomer. They may be forced to stop originate new loans, but they won't stop collecting the payments that are owed to them.

Believe me, they WILL foreclose if you stop making payments. Right presently, they need the money too much not to.
It will indicate absolutely zilch for your mortgage. You are still under contract near them to repay the loan.

If anything, they may be even more aggressive trying to collect what it owed to them.

If they really went beneath, your mortgage is considered one of countrywide's assets and they'd be sold to someone who would hold you to the terms of the artistic contract.

Can tenant charge us for returning key 2 days delayed, when they be closed those days?

We returned keys 2 days belated because they were closed the morning we moved out. When we gave the mailbox and door key to them, they snapped at us,"thats why we have a drop box". My husband and I hadn't see a drop box, so we looked it was around the corner from the principal entrance. But still they were closed the hours of daylight we moved out, how can they charge us?


Answers: I would say that they can charge you if they have told you of the drop box or if there be a sign indicating it was a drop box for key. If they did not tell you more or less the drop box, and there be no sign, I would rule in your favor.
If they enjoy a drop box then they in actual fact can charge for the two days, but under the circumstances that can also choose to comp those charges...accurate luck
