Hello. I have a 2 ethnic group house in brooklyn, New York. Recently my tenant made a complaint 2 times to the city senate about no roast. How (unrich) empire do to buy a home within los angeles?

Ok... i am going to join my fiance contained by los angeles in a few months and i be looking the prices of houses.. Alright so far i lived in canada where on earth the prices are not that crazy but here damn !!
For something that doesn't look like a garage or a shack we are conversation here 600k+ !

So now let's help yourself to what i consider having an average income : 80/90k for a couple next to most of them 2 cars to pay
even within a correct appartment, i have trouble to integer it out !
Anyone could give me some budget exemple.. to at least possible... live ?

Answers: don't do it. People buying homes they can't afford is a big part of what get us all into this mess, it's a foreclosure waiting to start.
Just because people be buying the homes, doesn't mean it be a good conception, or that they could afford it.

90k a year = 7500 a month income before taxes.
trade name it 6k after taxes (assuming a mortgage interest tax deduction)

1000 a month on the cars including insurance

500k mortgage at 6% interest solitary (to make it simple math) is 2500 a month not counting taxes and insurance, and surrounded by LA county, figure that'll be another 800 a month or so.

Between cars and home, that's nearly 4300 a month just to live, and you aren't paying down the home, and I'm also assuming that you hold 100k to put down on that home.

I'm also assuming you have no other debt.

It's not impossible, but it's awfully tight and leaves you little margin for error contained by your budget. Can you afford to get sick and miss a paycheck? What happen if you get out of a job for a month? or longer? IMO, this is too expensive. You'll sleep better at night renting and not anyone on the hook for that huge a monthly nut.
Low income people rent.

You are also WAY past its sell-by date with income. An average 90k would be per individual, not per couple, and I think you are still running low.

Car as a down costs on a house?

I was looking at houses online and found a house that said it will lug a lien free car as a down contribution. Has anyone ever heard of this. I am not sure whether to appropriate it as a desperate person or what. Any thoughts are cooperative. Thank you!

Answers: I haven't heard of that formerly, but people are getting pretty desperate, so it wouldn't shock me.
Maybe they can't afford to live surrounded by the house anymore and are thinking at least they'll catch a mobile home out of the deal.

For most folks who don't own a home or have nest egg, a car is probably their most expensive, easily sold possession. Not a fruitless idea, though I doubt it's anywhere essential the amount of money that a real apposite down payment would be (20% of the home's value).
Desperate or Motivated are sometimes one contained by the same. But it sounds similar to they are trying to get buyers for their home. Certainly you could pocket a car contained by as down payment but the importance of the car would enjoy to be established and if you are getting a mortgage the Seller would have to buy the sports car from you so your down payment money would be verifiable. I am pretty sure I am right, but a loan officer could verify my answer for you. Good Luck house hunting!
