What work can I do to my house with out permits?




Answers: Generally, you can replace what is existing. Pipes, wiring, hot water heater, sinks, toilets. Sometimes even the furnace if it is a straight replacement. You need permits if you substantially change anything. Adding a bathroom, rerouting plumbing, switching from an 80% furnace to a 92% furnace, adding central air, reroofing if you do a tear-off (but not if you go over with another layer of singles). Adding any accessory buildings, building a fence on any property line. Of course it all varies by locality.

You need to call your municipality and ask them. Some areas require a permit for everything, some you can replace almost anything without one, and just about all you will need a permit for any additions. Additions could be inside or out ie: new bathroom in basement or a whole new room added on.

Engineer is pretty close to correct, although some places actually require a permit for exterior paint as well, even what you can and can not plant in your yard.


It really depends on your city and your HOA.

USUALLY cosmetics (paint) are OK, but anything that requires altering the structure in any way requires a permit.

My brother lives in these apartments where on earth cockroaches are going from apartment to apartment through the walls.
