Changing from a year lease to a month to month lease?
I HAVE RENTED MY HOUSE OUT FOR A YEAR THE LEASE WILL BE UP IN FEBRUARY I WILL LIKE TO DO A MONTH TO MONTH INSTEAD OF A YEAR RENTAL HOW DO I LET THE TENENTS KNOW. AND I SENT THEM A CERTIFIED LETTER AND THEY REFUSED TO EXCEPT THE LETTER FROM THE MAIL CARRIERAnswers: At the end of the year's lease the tenant will have to move unless they sign another lease whether it is month to month or per annum.
In some states a lease rolls over automatically to a month to month if a lease is not signed in the first place or if it runs out. I would dispatch them a regular letter and ask them to phone call you about their lease for the subsequent year. When they do call you, recount them that their lease is up on "x" date and do they wish to renew?
The certified memorandum was a flawless idea but if they won't except it adjectives I can think is that they are contained by trouble with someone and worried going on for being served near legal papers.
That would cause me very restless and you might reconsider even renting to them month to month unless they hold a very dutiful explanation.
Don't forget to do a walk through when they go. Without it ,signed by you both and a copy for each do, or maybe a 3rd knees-up to corroborate, you might have trouble if they enjoy caused any make worse. You have to return what's moved out of their damage deposit to them in a month along with a claim of the sabotage, keep receipts for charges.

simply present the tenant beside a notice to vacate the premises at the shutting down of the lease period, or simply state they will be on a month to month rental here forward.
Again, you may increase their rents in half a shake as they have be stable for a year and this is their anniverasry date.
Too, you may evict immediately if they won't comply and use their deposits for the costs incurred to vaciliate the eviction.
If you enjoy ever had problems beside the tenant with collecting rents or utilities, very soon is the time to make an example out of them that you are in recent times not going to put up with their problem attitude any longer.

Can debt collectors look through your window of your house?
I recently acquire a tv from a rent to own establishment, and I have missed a giving. They daily agitate my work and my references calling them more than once a sunshine trying to get a hold of me. They only just came to my house bang on my door and then tried looking through my window. Can they do that?Answers: I may be wrong here...I know that they can look from the street, sidewalk, and your front door (if you have a chalice door). But, I do not think (maybe I am wrong though) that they can amble on your bushes and peer into windows. They can lone looked from normal public spots.

You are focusing on the wrong problem. They are looking through your windows because you ARE NOT ANSWERING YOUR DOOR and they know you are home.how childish is that?
