How to Sell Package Deal/Real Estate Properties?
I have three investment properties here contained by Wisconsin, what is the most effective instrument to sell them to another investor within a package? Properties are worth around 300k and I call for at least 200k. All are duplexes. Mortgages can be assumable but would to some extent cash out of private mortgage for other in anticipation of deals. Father surrounded by regulation requirements to put downpayment on home but preserve surrounded by his cross?
Situation is a married family of 3, both spouses enjoy 550 or below credit, father in directive wants to put 1/2 down on a house, all the same put in private trust of his wife - within case things dance wrong in matrimonial.His argument is - sure hate to see you throw money away within rent, but I kind of see it as, I still am no home owner, and presently I pick up responsibilities of taxes, insurance etc. And there is never a daytime expected the title becomes contained by my name in somebody`s company.
I'd RATHER work on my credit, and purchase the home jointly beside spouse, am I insane to pass up the choice to move to a larger home - would benefit the child, so I'm tempt to think my filch on whether I'm left out of the picture really matter compared to the benefit fo the child.
I just find it puzzling he requirements to keep such a tight leash on the title. What would anyone else do ?
Should I own my say and put forward I don't want to be throwing money away to him instead of my current manager since I'll never be on the title ?

If I was you I would kiss his foot and thank him. I can not say that I blame him as why would you basically gift a down expense to someone with such a low credit mark? Apparently you and his child can not live with surrounded by your means so he doesn't want to loose the down wage. I am sure once your credit is better you can transfer the achievement from his name to yours.
You nouns as if this is ego right now your throwing money away surrounded by rent but, will not pay taxes and insurance after he is paying a deposit. I am sure your father within law could buy a home and rent it to a stranger and not own this drama. Be great full rather afterwards greedy.
You can both go on the achievement with him owning ---% and you and you and your husband owning ---% of the property. That route he can feel his % is protected, but you are not screwed out of your money invested. While I hope you wedding ceremony is wonderful and lasts forever - crap happen and he would have the house and you would hold nothing - and it sounds a bit controlling of your father within law. Maybe it is in good health intended - he is offering up money to get you into the house, but this is a better style to do it if that is the crust.
In the forclosuer process of a home can the loan com. (country wide) come into your home and inspect it?
Answers: They can not break in. They typically inspect the outside, even not in foreclosure, as they have a stake in the property.
They may want to inspect for a short sale, but they can not enter w/o permission.
