HELP! I received Charges from City housing court w/ a Demolition threat!?

I recently basically purchased a rental property in Buffalo, NY. I have the building inspected (by a home inspector) and the attorney said all matter were clear/have be cleared up with any isues beside the city, state, etc. I just received a identify today (I bought the house in November) that states I one-time to appear to Part 14 of the City Court of Buffalo Housing Court. I have a "new" date of January 22, but I never recieved anything prior. It is address to Danna Propreties (the seller I purchased from) c/o me. It states I must appear or at hand will be a warrant for my arrest. I have no view what this is in regard to. It also states "based upon the charges alleged at this property, on the subsequent court day we may conduct a demolition audible range to determine whether the structure or structures must be demolished to protect the safety of the surrounding community. What issues might result in this!?


Answers: When you purchased the property, you should have received a title insurance policy.

Contact the agent who issued the policy, instantly. When they performed a title turn out prior to closing, any court cases affecting your property would have come up within the search, and should hold been cleared prior to closing.

Trying to return with an apartment w/an eviction and 14 months belatedly contribution??

...which is bs, btw. My boyfriend was evicted, but b/c the apartment complex lied to him roughly speaking 'when' he could pay his rent, seeing as he get paid on the 9th - they say aloud it's due on the 1st. They marked him tardy for 14 months straight, and now not a soul in Columbus will rent to him!

Does anyone know where on earth he can go to get hold of a place in Columbus OH? Or own any ideas what he can do something like his wrongful eviction status? Please help!


Answers: Actually his excuse is BS. If he lone gets salaried on the 9th, he's supposed to set that aside so that he has it set for them at the first of the next month. Or if he get another check after that, then that check should be steadfast to the next month's rent. This is how the physical world works.

What's BS is that they let him attain away with it for 14 months. I don't think through how they didn't evict him after 3 months of late payments close to that. As it is, they were in actuality pretty kind to him. They vitally floated him a free loan for a couple of weeks for 14 months straight.

Unfortunately, he's established a credit history of being negligent about how he manage his finances, and it's going to be difficult for him to find someone willing to rent to him, especially since there's a obedient chance they enjoy to deal next to his BS excuses every month. People want to rent to reliable renters, not deadbeats with excuses.

Now, he may in reality be a really nice guy and just a martyr of circumstances, but I'm telling you how he will be perceived by potential landlords.

I come to nothing to see how he was "wrongly evicted" When an evictions happen, there is identify served and you need to stir before a pass judgment. This was the time for your boyfriend to argue his grip. now that the trendsetter filed the eviction directive, he is SOL.

Also, no one is evicted for self 9 days late on the rent.

I can`t stand to say it but beside 14 late payments and an eviction on his journal, I doubt anyone would rent to him.

Lastly, just as an FYI, I'm not sure if in that are any monetary damages (a judgment) associated with the eviction. If near is, you boyfriend will never be able to receive a mortgage if he ever wants to buy a house. He will involve to pay the hotelier whatever he owes them to return with the judgment cleared. The reson is that the innkeeper could put a lien on any property your boyfriend buys. No lender wants to present money for a property that will have a lien file against it.
What does it matter when he is rewarded? Rent is due when it is due. He could simply pay it 21 days after he be paid. Not a big matter.

This is not a wrongful eviction. I am sure the date rent was due is on his rental agreement. SO, unless it say the 9th, it is the 1st.

Also, he was not evicted w/o a court date. Apparently the decide did not buy his story, which makes no sense at adjectives anyway.

He can still rent from those hotels that rent weekly or daily rooms. They will rent to him because they do not hold the same problem next to deadbeats that an apartment would have.

He was evicted and here is no way to remove the eviction - it's a court diary that will haunt him for a long time.

He rewarded late for 14 months.

No tenant in their right mind wishes a tenant that pays late and after forces an eviction.

The fact is, your boyfriend have a chance to vacate beforehand the eviction started. He chose to stay and make the tenant go through the court process ... his bad.

Is it pointless getting my TRUE estate license right in a minute??

I'm asking because of the marketing slump we are in right in a minute. I am in North Carolina and I considered necessary to get my license but I looked-for to know if it would be a waste of time! And, how does the income work being a indisputable estate agent?? Is it something like 5% of sale or something like that?? Thanks adjectives!


Answers: I have be in the business for 22 years and hold lived in it since 1979. Real Estate is not for everyone and merely about 10% of adjectives licensed agents make a living contained by real estate. I assume the national average annual income is $7500.00 which only proves what I hold just said. People grasp into the business assuming it is so easy and you formulate a ton of money. I can promise you that if you plan on making a good living you will work and work terribly hard respectively and every day. As for the time.I regard it is a great time to get contained by because you have plenty of time to revise the business and know what you are doing. You will learn alot when you rob your classes for your exam but you will really learn the business once you start working. How you grasp paid and how much you clear totally depends on what arrangement you have beside your Broker and how hard you plan on working. Good Luck to you and follow your dreams. Now is a great time! There are lots of individuals SELLING houses. It's always a worthy time. People are either moving up, moving down, finding great deal in depressed market, etc.

All those foreclosures will be bought by someone. The folks who lost out will be lookign for good cheap housing.

Legally within is no "set rate", but it is typically 3% for the buyer's agent and 3% for the seller's. Everything is negotiable though.
I newly purchased a home, and the commission is 3%. At least that's what it be on my deal. And that get divided between MY realtor, listing realtor and the encyclopaedia agent.. I have a WHOLE unknown respect for realtor's.. My realtor has delt next to me for the past year formerly we finally found a house, and $4 grand isn't much divided 4 ways. And keeping surrounded by mind the whole time she be driving from house to house to show, she wasn't getting paid anything. So gasoline money be coming from a paycheck that doesn't come in until the operation is completed.
