They get approved threw countrywide got the house inspected and appraised and be suppose to close in a week. Well we get a call today from our solid estate agent saying the other people's mortgage fell threw and asking if we still required the house. We have a commitment from Wells Fargo...do you chew over if their mortgage fell threw ours will too. We have excellent credit and debt/income ratio!!Answers: I work for Countrywide and yes we are still doing mortgages. If the house has be appraised then you are looking at roughly a week also before their loan is done. You should be fine next to Wells. I used to work for them and they are a solid company. Most credible your loan will not fall through unless in that is something you do to effect it.
Countrywide is still alive and kicking. When the agent says the other buyers mortgage fell through sometimes the buyer only just backed out or the buyer didn't own enough money and it can be a gazillion reason.
If you are concerned about if you qualify heres a suitable rule of thumb to follow.
Get all the bills you pay envelope on each month such as credit card bills and saloon payments.
Then get how much money you earn (gross) respectively month. Then subtract the monthly bills from your gross income.
Let's say that amount comes out to $3000 a month after bills.
You can qualify if you are making 3 times the amount of the house expenditure so in this example if you are clearing $3000 a month you can qualify for $1000 per month house facts.
A way to qualify for more is to pay packet off or down the credit cards that own balances. Don't do this as of even so but ask your lender about it if they grain that will help or is needed.
