Buyer Disclosures requested - Offer coming?

My agent just informed me that "Buyer's agent have requested disclosures". In your opinion does this typically imply an offer is coming? Our house is solely 2 years old, so everything is contained by great condition. Nothing to worry roughly speaking in disclosures. The potential buyers enjoy also visited our house 3 times.

Trying not to attain my hopes up. Thanks for your opinion :)


Answers: I won't ask for seller disclosures unless my buyer is serious about making an proffer.

What the potential buyers are trying to integer out is; Are there any most important problems with the house that you know of and also looking for negotiate tools to their advantage. Just transmit your agent that all disclosures will be made near all serious offer and that there is no through problems with the property assuming nearby aren't any. Of course you do not want to scare them away specially within this market.

It sounds similar to the buyer might be seriously interested but they need to put surrounded by an offer so you can accomodate them beside what ever they need. Not trying to catch your hopes up but if your willing to negotiate your price for a time don't be afraid to let your agent consent to the buyers agent know that you are willing to negotiate.

I KNOW within PA, a Seller's Disclosure is prepared very shortly after the property is nominated.

I also KNOW in PA - on a co-op settlement - with every Agreement of Sale which is presented to a Seller, a Buyer's Disclosure usually accompany the Agreement of Sale.

PA is known as "a full disclosure state". Just just about everything is on the up-and-up.

Ilegal aliens and renting housing?

Who do you think benefits from ilegal aliens renting their housing? Are within any negative effects from this? Do you own any thoughts on this?


Answers: I would think both proprietor and tenant benefit. The landlord get a tenants that he is pretty sure won't attract plentifully of attention or cause problems within fear of deportation. He get rent on time next to little problems. His tenants pinch care of the place because they truly appreciate what this country have to offer, unlike the flag wave, brainwashed yahoos that that think jingoism is putting a big flag on their truck, then parking it on blocks on the porch.

The tenant benefit by having a place to live lacking any questions asked.

Anyone who lives within Rochester NY. Is near abundantly of crime surrounded by Rochester. I see home prices extraordinarily awfully low?

Please describe if Rochester is a good place to invest surrounded by real estate. I see houses for 30000 renting for 400 a month. Is this for legitimate, is there abundantly of crime there or something. What is keeping home prices so low?


Answers: Lack of job and brain drain has be going on for over 10 years. People who are still in the available job market at hand are working 2 for bills and for food.

Check online for historical news, the current daily and crime stats for the area, you'll find out why you see so tons $30k properties for sale.

Until Rochester get some viable (major corporations, any industry), the area will predictable stay depressed for some time. You can probably put your money there for the long heave, just don't look to flip or win more than about $100 a month within rental income.
