Renting Real Estate Questions and Answers

Can the attorneys for my HOA put a lien on my house even though I'm held up on my HOA payments?

I've lived in my house for 11 years - I've never missed a donation - always compensated on time. Last year I get married and moved out of my house (which is rented). My son also moved out and moved into his own condo. I changed my address witht the post-office but the mail have been getting screwed up because my son and I shared impossible to tell apart last autograph until I got married. Because of my move and matrimony I missed three payments. The attorney's sent me a certified letter to my son's address aphorism that they are puttng a lien on my house. I have compensated the past due amounts to the HOA and explained that my letters has be going everywhere but to my new address. The attorneys don't keeping. Even though my HOA dues are paid they're still saw that they are going to put a lien on my property of I do not pay them their fees of $229. Can they whip my house away from me or can I fight this?

Answers: Put your explanation is writing and next send it to the attorney's bureau by certified mail near a copy of your paid HOA dues unloading. Also, if you have a copy of the envelope you received the sense in that shows the post bureau forwarded it to the wrong address that would help.

Also, dance to the post office and find your correct address listed as your current address to avoid this mess surrounded by the future. Be sure to homily to a human - don't do this over the phone or the internet.

Attorneys have a post to do and that is to cause money for themselves. They sent you a letter and that took their time. They probably usually bill $200 per hour and that be an hour of their time plus expenses.

Talk to your HOA and see if they'll call past its sell-by date their pitbulls - but chances are you're liable for the attorney fees.

They can't transport your house away - they can just put a lien on your house for their fees and you can't provide the house until you pay their fees (amount of the lien).

Good luck.
You missed three payments - and so you are liable for Late Charges and/or interest plus Legal Fees. I suggest you pay the $229 up to that time it gets even larger.

I live in illinois and we own a four unit! How do we split the interest on income tax forms?

Answers: If you live on the premises, 3/4 of your interest goes on the rental schedule, and 1/4 on your itemized deductions. You must also do that with property taxes. If you have repairs and maintenance on the outside of the building or the hallways, the same thing, But repairs allocated to you personally is not deductible. But if you have repairs etc, in the individual apartments, it is deductible only if it is in the tenants apartment.
