Foreclosure home interrogate?
If you buy a foreclosure home do you pay the taxes on the efficacy of a home,or what the bank is selling it for?Example if it is a 150k house and they're selling it for simply 12k. what do you pay taxes on?
Answers: It depends on the state surrounded by which the property is located.
In CA, for example, your property taxes are based on the purchase price (this is because of Proposition 13 which passed surrounded by about 1978 or '79).
If you live within WA, your property taxes are based on the plus the tax assessor comes up beside, which is not necessarily based on the selling price.
You will initially own to pay the toll appraised value. That is until you can petition the county to reappraise the house. They may not appraise it at what you bought it, simply because you are getting a hefty discount, however, they are sure to come down on their assessment, and you may obtain some taxes back retroactively.
P.s. I would double and triple check my sources (and brand name sure you get an independent appraisal and comps). Unless you misstyped the grill - then you get one heck of a deal, buying a $150K house for 12K. More later likely, the ARV (After Repaired Value) is if truth be told less, and someone is giving you inflated comps to rouse the closing of the sale. It is still probably other, just get sure you find out for yourself before - and don't agree to anyone pressure you into a sale. There are plenty foreclosures out there to thieve your time - YOU are in the driver form now.
Apartments, Fourth floor, 3rd, or First?, which is one should I buy?
The first, and fourth apartments, are almost equal in price, the 3rd floor one is a bit more expensive. The temperature is incredibly high here (Miami-like if it helps) so I guess utility-wise first flour is more monetary, and apparently it's sound proof so you can't hear cars parking. (the parking is right below the first flour), but abundantly of people intervene by the first flour, so it's still a bit noisy,
3rd floor, in good health is a little more expensive but, without a doubt is not noisy and -as I hear(?)- is safer than first floor.
The fourth floor Apartment have all advantages of the 3rd floor one, it's a five floor building so fourth floor is not subject to direct sunlight, but will still be radiator than the first and third floor!
which one could I sell easier and for a better price if I required to sell it and which ones better for living? (I haven't approved what I'm gonna do with it)
Answers: i would dance with the third floor...wont hear as frequent poeple walking by your door...if there is a fire your still close plenty to be able to get hold of out safely...it wont be as hot as the floor above you and wont be as cold as the floor below you...simply seems resembling the right choice
Lol, because of security, I other like to obtain an apartment above the first floor( so I don't get surprise visitors) but low plenty to escape a fire if that were to surface.
Where can I find out how much it would cost to build different properties?
If I owned a piece of undeveloped territory, and I wanted to build something, where on earth could I find out how much (approximately) it would cost for different types of buildings? Is there a website somewhere that provides information on what it costs to build different types of properties?
Like a hotel vs. an bureau building vs. a strip mall vs. a restaurant and gas station vs. an amusement park vs. a mobile home park, etc.
Thanks so much!
Answers: Appraisers, builders, and developers would use one of the commercial cost estimating products available from such companies as Marshall & Swift. Needless to enunciate, these are not free.
An experienced contractor might be willing to administer you some ballpark figures if you offered a free lunch.
If you in truth own some land and are contemplating one or another of these projects, your first stop should be at the city planning and zoning department to find out what is permissible. Your subsequent step would be to figure out what the matchless and best use for the land would be. It is solitary at this point that building costs start becoming a significant concern.
