Answers: Clean, declutter, if there are any pet issues (litter box, dog pelt, stinky bird cages) pay extraordinary attention to that stuff as odors are a major turn-off for folks. Not sure where on earth you live, but give some curb appeal if possible--got insensible plants, junk surrounded by yard? Clean that up too. Make sure at hand is LIGHT in the house--people can't stand walking into a pit.
Too little time to do all that desires to be done, but just a tip for the adjectives (and even in this flea market you could get lucky near a quick Dutch auction or a couple of interested buyers):
make sure folks do NOT inherit a "to do" list--it's depressing, make a person wonder in the order of things not so easy to see, and the "little things" cost a fortune to fix. So if anything desires painting or repair, landscape issues, faucets or sinks or toilets or tubs or showers that are dirty, drippy, whatever--fix it.
Clean the place. Declutter the place. Don't have it too "personalized" (hard to see THEIR stuff within YOUR place). Pay particular attention to the kitchen, bathroom, and master bedroom as those things are VERY momentous to buyers. Make sure counters, cabinets, etc. are contained by good repair or bite the bullet and fix it. This is NOT a apposite time to do things like "carpeting allowance." Better to replace near some proper flooring. Even if you go near carpeting, at least engender it decent part and neutral. Flooring is a foremost expense and a bite to have to accord with--it's a MAJOR to do that people don't want to be bothered next to now.
Get a home inspection yourself and FIX the issues. Also give a home warranty to a buyer (like American Home Shield). Will give your buyer some peace of mind.

The best upgrades to build your house worth more money are: Updated Kitchen, new carpet or flooring and paint. A new roof will backing the value as very well. Landscaping will help within the curb appeal. If someone drives up to your house and your yard is a mess or the prairie is all weed, it distracts from the overall appearance of the property.
There's not much you can do in a sunshine for an appraisal. They are trained to look at the overall size, condition, any upgrades, the neighborhood, and overall market conditions to assess the price of your house. If it be an open house, you could verbs and clear away clutter, extra furniture, etc. but that won't necessarily make that much of a difference here.
I would suggest completing any partial upgrades (trim, carpeting, that new faucet contained by the bathroom?) or even throw a fresh coat of paint on a few walls that badly want it due to ugly outdated colors or wear and slit. You may also want to do something quick to promote curb appeal.
