Answers: A real estate agent is the second person you should ask how much you can afford. See a mortgage broker and win pre-approved before you ever set foot within a house or speak with an agent.

to back you figure a rough estimate until you speak near a professional.
Depends on a number of factor. As a simple rule of thumb, you can afford a mortgage equal to a little more than 3 times your annual pre-tax income.

Lenders will limitation your mortgage payment to roughly 40% of gross monthly income when include other loans, car payments, and revolving credit card payments (excludes cards you payment in full every month). That is for inhabitants with excellent credit and a suitable sized down payment (10 to 20%).
This is a common rule of thumb when looking for a new home. Take your combined per annum net income and multiply it by the number of years you want the mortgage for. This numeral is then divided by 1/3 or .33. This give you the amount of house you can afford.
$60000 net income for one year
x 30years
equals $1,800,000
divide by 1/3
equals $600,000
presently divide this by 30 years to get the maximum amount you can afford to discharge for a mortgage every year
equals $20,000 per year which equals just over $1,666 per month

A lot people giving guidance are also looking to give you a loan (its not direction, its advertising), if they are not local to you and you can’t get to them in 1 hour don’t fall for it. They utter they are licensed in adjectives 50 states, what does that mean? Which state do you own to look in first if something go wrong? KEEP IT LOCAL, STAY SAFE.

Remember Buddha's advice:
"Believe nought, no matter where on earth you read it or who has said it, not even if I enjoy said it, unless it agrees with your own apology and your own common sense." You are the simply "expert" you can trust: All brokers, and every other loan officer guru giving advice here near a .com or contact me at the end is "selling" you something (its not suggestion, its advertising). Don't buy "it."

Answers: you have to first lug a class. in command to take your state license exam to be a real estate salesperson, you NEED the "passing" paperwork from the entity who taught the class. You wont be allowed to appropriate the state exam without it. Its a 45 hour course (usually..at lowest possible here in NY it is), and its pretty simple. The course cost me $300, and included the book. Call your local Board of Realtors' organization and they'll point you in the right direction.
