Mortgage Refinancing and Fed Rate Drop?
The Fed is expected to drop interest rates again soon (50 basis points, conceivably as much as 75 basis points). How is that predictable to affect the mortgage refinance rates (would it be better to wait a few days or to refinance now)? ThanksAnswers: I wouldn't do it of late yet because it take awhile for the secondary flea market to adjust pricing and it doesn't necessarily happen when the Fed make a move. In recent years the rates go the mode the market is moving. If you've notice recently, the rates enjoy dropped considerably, right along with the open market.
The credit writedown info hasn't all be released yet, and at hand is more bad communication on the way. In complement to that the greatest amount of mortgages slated to adjust is set for Feb. and March of this year.
If I'm doing this I'm looking at Ground Hog day, to see where on earth it's at. My opinion 2008 will see rates down the entire year. The Fed will verbs out all stops to hold the wheels from coming bad the wagon. There should be some polite deals as a result. Add to that the notion that the "discussion heads" have finally caught on that the R word is any here or knocking on the door, and I would dally.
Just a small heads up. Mortgage rates are other available. It's the cost connected to each rate that vary from day to afternoon. Sometimes they change more than once a afternoon.
The impending federal funds overnight rate drop would not immediately affect mortgage rates unless the prime rate is also dropped. That would hold an effect on any mortgage tied to the prime rate.
Mortgage rates are driven by the US 10 year Treasury Bond yield. When that go up or down, the mortgage rates often follow suit.
My guess is that rates will dip deeply little over the next month. If you're interested within timing the market, you should be closely watching the index mentioned above. And by closely, I parsimonious minute to minute during the market time.
Even doing that, you can't predict when the mortgage lenders will drop their pricing on their rates.
Most of the Banks have already priced any downgrading into the rates. You should be locking your loan NOW.
If rates dip a lot you should be capable of get the benefits. The refinance process commonly takes between 15-30 days.

I rented my home through a realtor and paid them a commission for finding the tenant. If I flog to the tenant would I have to money the realtor some sort of commission from the sale?Answers: Only if you own the house listed near this agent or agency. You should not have any more obligation to this agent or agency. So you are free to do what ever you like next to your property as long as you do not have the preprty nominated with them.
If the property is nominated with them than yes you will enjoy to pay a commission.

You will want to check your broker/owner rental agreement. There may be a time frame within which the Agent is entitled to a commission espically if the buyer was the renter they placed.
If nil is spelled out in your contract beside the agent in regard to converting the renter to a buyer then you are one and only bound by your states real estate law for the sale of the property.
Can I afford to live on $8/hr or a short time ago a few dollars more?
Wv has low cost of living but thoroughly low wages. I need to move within, however. Luckily its in the more prosperous north internal part. Still, contained by north central wv they don't want to remuneration you much- that is if you don't own a college degree. It seem generally the reimburse is $6-$11/hr without a bachelors amount. I plan to finish school after I finish establishing residency... and it looks similar to I would be under the poverty horizontal so I could get a pell compromise.Is 300/month all utilities included affordable rent?
my other bills are 100/cell phone, 117 vehicle payment, and 40 for condition insurance. those are the current set bills. Anyone in wv or within a similar economy know? First, can I cause it on the measly pay of 8-9/hr lacking a roomate, and two are there any other ways to take a higher paying undertaking? I have bureau, retail, and customer service experience as well as a business support specialist certification(complete within march 08)
Answers: I manufacture $11/hr and work full time. I have a roommate and things be great until I got hurt and haven't worked. So my warning to you is not to spend money but save more than you come up with you will ever need...because "merely in case" happen...It happened to me!
Your expenses are thoroughly low, except for the cell phone. Cut back onthe usuage or gain another plan.
Given what you listed you are at $557 a month. At $8/hr your gross is $1376, seem like you can pedal it.
so after taxes your bringing home about 280 a week, assuming you work 40 hrs a week. You forgot cost of transportation, food, and common needs. Take a 2nd quantity time job. Its gonna be tight. No cable? internet? Furniture payments? School loans? Credit cards? Car insurance?
I gross 10 bucks an hour, im scraping by. I cant afford to do anything or shift anywhere very repeatedly. I live off of soup and mac n cheese. Get a cricket cell phone. 39.99 a month, unlimited everything.

I theory you could get it work but it won't be easy.
