My mom passed away and not here some indisputable property. What are my responsibilities and how much will it cost me?

She had house in Fl and a house surrounded by Tx she split with her bf. We can't find her will. I own a sister and a brother. My sister decided she would be executor and thats fine beside us. Does the land and bit of the house go to the 3 of us? Can we sign our element of the house to her bf and not have to repay any taxes or penalties for doing so? The other siblings want to put the estate in my cross. Can we legally do that lacking me having to repay the irs alot of money in taxes? Any planning will help.

Answers: It depends on how title be held in both cases. There are ways to hold title so that when one owner of a property dies, the remaining ownership interest is vested surrounded by the remaining owner.

There are also ways to hold title in a carriage that automatically becomes vested surrounded by your brothers and sisters as her next of kin.

Since she have heirs, but may hold been intestate (without a will) it will be difficult to determine what your mother may own wanted. Look rugged for that will. If she had an attorney, speak to them right now.

Am I one acceptable or susceptible by letting my innkeeper increase my rent?

I moved into this apartment three and a half years ago. The rent is $375 per month plus utilities (except water).

One year after I moved contained by, the house was sold and I signed a exotic lease with a unsullied landlord.

He have done significant work on the apartment. Since then, he have wanted to increase the rent. I have told him at first that he should go through the Ontario Rental & Housing Tribunal. I know that I requirement at least 90 days written awareness and that the max increase per year is something like 4% - unless in attendance has be work done.

My boyfriend is moving in subsequent month. The landlord feel that this will significantly raise his wet bill. He already wanted an increase. So I OFFERED to clear $100 more effective Feb 1st. He asked for $500. We settled on that amount. I don't mind, and will be sure to obtain it in writing.

I am afraid that if I don't try to be fair-minded with him, he is going to see me out. He has mentioned earlier that he could do that since he wants to split everything out anyway.

Answers: It sounds like you already tried doing this to some extent, but conceivably you should sit down and compile some info for him, since he obviously doesn't fathom out that you have rights as a renter -- the 24 hour rule within particular is one he should respect. It sounds resembling he disregarded you in the recent past, and obviously you want to stay nearby badly ample to agree to a rent increase (if he really fixed it up a lot, he is probably truthfully due a rent increase anyway, like you said).

500 dollars seem like an excessively giant rent hike, but I don't know what rent is resembling in your nouns (maybe your original rent be very low?). It sounds approaching him thinking the water bill will turn up is just a BS apology to raise your rent though. Water isn't THAT expensive.

I would say-so as long as you are still paying fair bazaar rent for your place you did fine in agreeing. However you really should net sure that he obeys the elemental rules of landlord courtesy. If he tell you he wants to come over wihtout giving you the 24 hour discern some particular daylight (does he call ahead?), and thats okay next to you (I imagine within most cases it is) then you should sympathetically remind him that while you don't mind today (he DOES call right?) you may not other be available at such short notice. Also take home sure he knows he can't enter short notice/you being here or giving permission.
it is not graceful to evict someone. It takes months.
You know the law since you told him he had to be in motion through the Rental Tribunal to raise your rent.
you are not "letting" your tenant raise your rent. He have every right to.
Just get everything contained by writing. Make sure you sign a lease so that it is legal. You can sign one for month to month, or a year or longer. Make sure that you write contained by the lease about your boyfriend and the rent and you initial it and own the landlord initial it too. You are totally lucky to have not have your rent raised contained by the time you lived there and solely had to wages a minimal amount.
good luck
