How long must I lurk after my contract ends next to the realtor since I can go my house myself?
In June of 2007 I signed a contract with a realtor to supply my house. The contract expired on Novemeber 29th. However, we were still surrounded by contact with the realtor, and she be still showing people the house every once contained by a while. Okay, well we finally get fed up near the realtor and decided we be going to rent out our house earlier this month (February), so we have her hand the key over to a property managment company.Well, now I be just contacted by someone to be precise interested in buying our house. I would approaching to sell to that party, but I would like to know I'm not going to bring hit up for the realtor fees if my former realtor sees it market.
So, does my continued interaction with the realtor ancient Novemeber 29th constitute any kind of informal contract? Are we bound to her within any way still that would prevent us from selling?

Answers: If the people who are interested surrounded by buying your home toured it with your realtor later you would be obligated to pay the realtor's commission. However, if these buyers didn't tour it beside your realtor then I'd articulate that you're free to sell it beside no worries about paying the realtor anything.

The listing agreement say that. If the listing expired, after you owe her nothing. If you established to fire her before the address list contract expired, you may owe her the realtor fees if you sell in 30 days usually.
If she has a buyer, you'd still hold to pay the buyer's agent's fees.
if your contract is expired next you owe her nothing. however if the fresh buyer got within contact with you via your realtor o their ripened advertisements, the you may still enjoy to pay her for the debate... if they found you on their own, then your free to provide it yourself.

So long as your contract is expired and there is no clause for extension AND unless your agent sent you a 'identify of showing' naming the buyer, you are under no prerequisite to pay a commission to them.

Think about what you are asking! You owe XXX amount of $$, the home is sold for smaller number than you owe because you are not making the payments now. Who surrounded by their right mind would give you a mortgage for the price of the short public sale, even if the bank agreed to the short Dutch auction in the first place! Why would they agree to the short public sale instead of not first trying to restructure your loan so they do not enjoy to sell it contained by the first place?

My manager isn't making repairs. Should I withhold rent?

In SOME states you are allowed to put the rent contained by an impound account, paying it lacking sending it to the owner, until the repairs are made. In OTHER states the law allows you to form the repair, or having the repair made, paying for it, deduct the amount from your rent and sending the receipt next to the balance of the rent. Make sure you hold copies of the receipts.

Send the LL a letter CRRR (Certified Return/Recipt Requested) stating that you will be setting up an escrow information to which your rent will be paid until repairs are made.
In the meantime, contact your local code enforcement officer and inform him/her that your apartment have no heat. It is evil in most states that experience freezing weather during the winter to own a non-functioning heater.
You're still liable for the rent to be salaried on time, so produce deposit slips to the escrow commentary for the LL on the date rent is due.
