How do you instigate a shop?
I am confused about how to unstop a shop or even take over and existing shop.If an unfilled shop is advertised to permit, does this mean that I singular pay the rent for the shop, or does it parsimonious that I would have to buy the lease for the shop?
If a shop is an existing business and up and running, and the owner of the lease wishes to sell, could he/she not purely let the shop, approaching a sub-let?
Finally, is it cheaper to rent a shop, assuming that you don't have to buy the lease, than it is to buy an existing shop/business?
It seem like I could buy a lease on an existing shop for, influence, lb60k, and still pay rent resting on that, OR I could rent an empty shop and start from scrape.
Any ideas please? Many thankfulness.
Answers: i would start with an unoccupied shop so that you could do everything your own way and you wouldnt enjoy to buy someone else's buisiness from them

An organisation I work for have 3 shop-front premises.
One is rented from a commercial estate company on a 7 year contract which does not carry an automatic right to renew and is subject to rent reviews.
A second is rented directly from the freeholder (a housing association) and the third is sub-let from an organisation that have a lease from the Council.
Each has annual payments to trademark.
If you are taking over an existing business then you will be charged for the stock and fittings. If available then you will own to buy theese yourself.

Yes, there is access to such property details on the network. Ask your title rep to get you a login and password to their site where on earth you can pull up property profiles. Most distribute you access to 250 profiles a month until you need more.
Some counties that own their own websites will allow you to do the same. Unfortunately, not every county is set up to do this.
Your title company will be your biggest give support to. You'll get the answers you are looking for. Good luck!

Real estate bungle?
The real estate i rent my property through call me yesterday claiming i was belatedly in my rent. After taking receipts to them showing i am truly in finance they admitted they be wrong but had ruined to receipt the rent i have paid. Now on my rental history ledger it say that i have be in arrears and as its computerised it cant be changed. This can within turn affect me whilst looking for another property. They then go on to inform me that my rent is increasing by $45 a week. They will be repainting and carpetting the house though. I have rented this property for 7 years and at no time hold i asked the owners to do anything, all running we have looked after ourselves. My query is isnt the cost of maintenance unanimously included in rent? $45 a week is a to some extent large rent increase dont you guess?Answers: $45 per week is a huge increase. Unless you've gone the past several years short an increase, I'd say they are ripping you sour.
I've not heard of anyone not correcting a mistake. Computerized or not, pay-out history is correctable.
$45.00 a week is rather high-ranking, but when your lease is up you have no choice but to discharge it or move. Ask them since they made a mistake on your payment history and can't correct it, to write you a notification explaining it was their mistake and hang on to it for your files with your receipts.
