Whats the best free website to post my listings?
I am a Realtor, looking for the best free website so that i can post my listings onlineAnswers: I see alot of Realtors utilizing craigslist, but the listings scroll off commonly. Zillow is gaining a aficionado base (not because of the exactitude of their value estimates). Trulia get some traffic.
There are a bunch of other free posting sites, but I don't see any of them particularly decisive.

I live in Tampa, Florida and am in a "college" apartment. What could happen if I left and stopped paying rent?
Answers: They will come after your co-signer first and that person will be VERY mad at you!
If you didn't have a co-signer, then it's possible nothing will happen for awhile until you go to rent some place in the future or apply for credit somewhere, or are being considered for a job and you will get turned down! It happened to 2 people I knew and this was 2-3 years later after they had graduated from college and moved away. Think about what you are doing, it will eventually catch up to you.
It will ruin your credit rating- no loans, high interest debt
you can end up in small claims court and be ordered to pay back the rent and late fees
it can show up on background checks and ruin your employment opportunities
It will largely be according to what is agreed upon in your lease or rental agreement. In the least, you will likely be taken to court, at which time have a judgement against you for rent owed, legal fees to your landlord made necessary by having to take you to court, and your lost time/wages from work, or missed classes to appear in court!
There will also likely be information put in your credit files, which could also effect future employment as well as available credit/rates!!
How accurate is Zillow.com?
Zillow.com lists my property for something like $20,000 below the purchase price. Needless to say this have me worried, and concerned. Can someone tell me how accurate is this website?Answers: Do not clutch Zillow's estimation as accurate since they are basing it sour old information and comparisons. Also it cant take into article some factors such as illicit add-ins (very common) by previous homeowners, remodeling of home, and other factors. Zillow is apt for a general estimation of how much housing is within a certain neighborhood or city but your best bet is to check the most recent sales and compare your property next to those.
The data is solely as accurate as the previous sales. People give the impression of being to expect Zillow to have a artifice quality that can adjust for bazaar trends; it cannot. It can only formulate an estimate (Zestimate as they call it) base on what was. Since prices are dropping and it is using comps that could date rear legs to 6 month it could be, and genarally is, innacurate. Zillow was never intended to be an appraisal site.
Depending on where you live it could be big or low.
My experience is that Zillow's "Zestimate" is good to inwardly plus or minus twenty percent.
So if they say your house is worth $200k, it would put on the market for somewhere between $160 and $240.
