Renting Real Estate Questions and Answers

Buying a house...wholesaler is requesting to stay contained by home for 30-45 days.?

I am considering buying a house that is a "short sale". The salesperson is being foreclosed upon and is very soon selling the house below its value. The article is that the seller is requesting to stay contained by the house for 30-45 days after closing. I have a place to stay until he vacate, but i am worried about some "what ifs?". For instance, what if he doesnt quit after the agreed time, what if he damages the home. Any thoughts? Thanks!

Answers: I would turn this down. You want they keys at closing.

He is asking to rent rear, which puts you under rental law.

He could end up staying longer, because you may downfall up having to evict him. And yes, you are correct, he may harmed YOUR property.

I am surprised the banks allowed him to clear this contingency on a short sale. It is not adjectives, in certainty I have never hear of them doing this.
You do not have to verbs at all. Because they inevitability to basically sign a lease type of document. They must inevitability to find a place otherwise I am sure they will be out.

Have your attorney handle this, any way you will be covered.

They must be going through some not easy times and its a very self-conscious situation, so tryto be patient, in opposition I completely udnerstand your concerns.
put all contained by WRITTEN form.
doing so he becomes a rentor.
capture a deposit . u are doing him afavor.
I would refuse. There are too oodles "what if" scenarios that could give notice you screwed. Insist they vacate the premises before settlement. Why not push the settlement date stern if they need more time?

Before settlement, insist on a walkthrough of the property. If in that is damage that be not evident previously, require it to be remediated up to that time settlement can take place. DO NOT sign any closing documents until you are thrilled with the property!
variety him pay rent, or even better clear him sign a contract that says he will make tracks after the agreed time and take plenty of pictures of the home, that means of access if he messes anything up, you can get him to foot with no problem.

I am a council tenant and enjoy a moment ago be declared insolvent. Does this affect my possession?

Hot tip: at hand is no such thing as a hot tip.

Your timeframe is short, so you should own gone with a money flea market account. The yield are competitive with CDs, but the money is not locked up as it would be next to a CD.

You can't take home fast money lacking taking on a lot of risk, and ill-fatedly, one of those risks is losing money.

If you need the money by May, do the sheltered thing: close the sketch and shop around for a money market statement.

Otherwise, just skulk it out.
