Renting Real Estate Questions and Answers

Is it required for both adults to be on a lease?

I have tennants who are husband, wife and 2 children. Only the wife jam-packed out the application and provided her social. She did list the others who will will in the house beside her including the husand. Many months have gone by. Is it too behind for me to ask that the husband also fill out an application and allow me to verbs credit?

Answers: I would never allow anyone over 18 years old to occupy a rental in need having them name as a tenant on the lease, fill out an application, verbs their credit, criminal and court reports.

You can ask the husband to fill out an application, but he is already living nearby, so if he doesn't, there is not much that you can do.

Also, what is the sense contained by pulling his credit now? He is already living within your property. There is not much that you can do about anything you may find.

Did the husband sign the lease?

If not, you can only shift after the wife if the tenancy go south.
im 32 and i live with my dad

my dad is the owner of the property

Eviction Law: Florida?

During an eviction can the landlord force you to be out on year five of the five day earnings or vacate if you have gone to the courthouse and file a response to the eviction showing it to be false with a salaried rent receipt as proof and a written awareness of intent to use last months rent for the currrent month? Tomorrow is afternoon five but our hearing is subsequent thursday, it does us no good if we are vacate of the premesis before the audible range. Do you know if the filing of our response puts everything on hold?

Answers: The hotelier cannot force you to move until he has an eviction writ from the court.

Your response does not put everything on hold, it is how the process works.

Hopefully, you are truly using the last month's rent for the current month and NOT the surety deposit.

If it is the security deposit, the settle will rule against you.

Should I plunk down $400,000 on a CONDO that have not be built but ??

WOW, the CONDO market surrounded by Toronto Canada is HOT, HOT, HOT !!
I've seen over 200 populace waiting in queue for the lucky opportunity to be one of the few people to put down $400,000 or more on a Condo purchase, verbs unseen, on a building that hasn't even begun however. The earth hasn't even be turned on the building site. Talk about pre-selling or what!
Anyways, I've be told that this is the steal of the century and that I had better hurry up and put my 30% down do the units be selling fast and I didn't want to risk losing such a great opportunity.
But I involve to ask, with the housing slowdown contained by the USA happening, how long beside the Canadian market save skyrocketing ??

Answers: 400k for a condo? lol i have a devout job and i couldn't even receive a loan for that :)
I wouldnt. I would move to the USA (michigan in particular) and buy a condo for 1/2 that price if less! lol.. thats merely me. I would think that the souk in Canada will eventually follow our trend. Maybe not to the extremem but alot of Canadian financial wealth comes from the USA and near us not buying as much from you guys anymore it will eventually catch up near you. That is just me though.
