Renting Real Estate Questions and Answers

Can someone please help out me determine the honest (and not so good) areas of Sacramento?

Hello, I have just now posted questions on other embark on forums and haven't had any luck...hopefully i'll take some info here. :-)

Anyway, I am looking to relocate from the Oakalnd Bay Area to Sac. I am in my mid-twenties and want to find a job, housing, and a arts school for my 1st grader. I would like a 2bd/2ba for $1000/mo or smaller quantity - i know i could really be pushing it, but it doesn't hurt to ask. When suggesting those areas can you also let me know how commuting to Folsom, Rancho Cordova or Downtown Sac would be?

I am desperate for any information someone can provide.

Answers: Hello! I also relocated from the Bay Area to Sacramento 4 years ago, but I own other family here so I be always up surrounded by Sacto anyway. This is just my opinon, but here go:

Bad Areas:

Oak Park for sure. Don't even think nearly it!
I think some areas of the South nouns are questionable also, like Mack Road nouns,and the rents are cheaper. Stay away from there if you can afford something better.

Rancho Cordova have really gotten worse than it used to be. It's off of Hwy 50 and fundamental Folsom. Big question splodge on that area also. Be punctilious.

Nice areas:

The Natomas areas are nice, north Natomas has newer homes and apartments and south Natomas, elder homes and plenty of apartments, both are lovely areas and Natomas is near the ARCO Arena also.

Elk Grove is the BEST up and upcoming nouns with more than average housing and the BEST schools surrounded by the Sacramento area, I twig. My nephew's children were contained by that school district and I hear it's the best. Be warn though... Elk Grove schools are on the Track School system wherein the kids dance to school 3 months and are past its sell-by date one month, the tracks go similar to this, A, B, C & D. They don't have the undamaged summers off, perchance one month of a summer month, but again, the teachers and academic are highly praised.

I significantly recommend Elk Grove for somelike you who is young and have a small child due to the family situation nature of the city. There are plenty of restaurants, shops, movie theaters, and parks, etc.

I would say-so Elk Grove would be a one hour commute (each way) to dwtn Sacto during rush hour and Natomas is only 10 minutes from dwtn Sacto. Commuting from Rancho Cordova could be almost an hour, I don`t know 30-45 minutes during rush hour and from Folsom, I am not sure, but I would guess, about 45 mintues (if not more).
I live within Natomas because I did not want to do the long commuting (coming from the Bay Area I know what commuting is all something like and Sacto is trying to get as doomed to failure as the Bay Area, not quite as discouraging, but getting there...and we don't enjoy BART (and the bus system sucks also no way fundamental as good at MUNI surrounded by San Francisco or AC Transit in the East Bay.)

As for job, (what type of work do you do?) check some of the links below. Actually, Craisglist has apt rentals also. A impressively good resource and I focus in this solid estate market, $1,000 a month and smaller number is very possible here surrounded by Sacto now.

Finally, I am sure you know it get very HOT here within the summer. July and August will be over 100 degrees so if you don't mind the roast go for it.

If you stay beneath 1000, it will be tough to find a house in a well-mannered area.
If you be in motion 1150-1200, you could rent a small 2-3 bed house, in Elk Grove, or North Natomas. (avoid south natomas) Those are primarily the only pious areas in Sacramento.

The aboslute worst areas: Delpaso Heights (95838)
Oak Park (95817,95819, 95820,95824)
Those 2 areas are the drug capital of sac.
Not safe to dance outside at night.

Most of Rancho, most of north sac, and most of south sac are surrounded by pretty poor shape as well. Folsom is expensive and in the order of an hour commute to Sac.


If you have a child, you want a safer nouns, I recommend Elk Grove or N. Natomas.
Check craiglist.com for rentals, you should find plenty.

In what you are looking for would have be around $1000 1 yr ago and most likely, but because of the housing marketplace.
People are being foreclosed on and are renting. So you own to compete with them.

I one-sidedly like the "Riverlake/Pocket Area" and what is call the "Greenhaven Area" I stayed on Alder Creek, but the apartments started off of Pocket Road.
Don't walk the other way! Over the freeway, it turns into South Sac. Which is call Meadow View, then turns into MACK ROAD. Stay away!
In certainty my daughter in law son had to walk over there to academy. But he was elder. They do have several school on that side of the freeway. I like the nouns though.

Now South of this area (down 1-5) I stayed Off of Elk Grove Blvd. Very appropriate area. They hold built a lot of strange homes, where cow pasture use to be. You maybe competent to get a 2/2 surrounded by this area. Shoot you may know how to rent a whole house very soon!
Housing market stinks within.

You can take a destiny and go further into Elk Grove (the elder area) it's okay there. But be selective. There are pockets of homes contained by that area that are terribly good and so are some of the
elder ones too. But most of Elk Grove is nice.

Commuting to and from Folsom and Rancho Cordova is a headache, unless it's after commute times.
Going downtown, isn't that bad. It's right down the freeway and they hold a "Express Bus" just for that nouns. (the riders are affluent). The Bus goes directly downtown and after there's the Light Rail.
The Light Rail goes adjectives over.
I recommend that you just buy a ticket and you and your kid, basically ride. It goes adjectives the way out to Rancho and immediately down to Elk Grove!.I love the light banister and you get to see and encompass most of esteemed parts of Sacramento.

Sacramento Area is slow as far as entertainment goes. But put together friends. Because it's the capitol, you would think it would be more than what it is.NOT..the politicians dance to their real homes, when finish here. Some stay, but most commute(fly).

Jobs. Go on Monster.com or Hot Jobs. Go to Labor Ready and there are employment places adjectives over. One is La Familia.

I think this is ample, but there is so much more you'll discover.
They a moment ago built a lot of Big tie up stores...Wal-Mart etc.
They even have a Everett and Jones on Franklin Blvd and Florin and a Hometown Buffet on Florin Rd.

The relationship of mortgage payments to rents is very out of kilter. There was an article in Fortune Magazine describing the economics of this type of disparity. They said that a house selling for $525K will be worth about $375K in 3 yrs.

Wouldn't that suck!

Why would you buy a house for $2500 per month when you can rent it for $1500?

After forclosure. Will I still be able to buy a home? and if, so how long will it take?




Answers: Hi Nancy. The best way to anwer this Q would be to better know your financial situation. Although foreclosure usually describes monetary incapability, it is not the ONLY reason to be foreclosed upon.Anyone that is financially capable, can purchase a home. I am only saying this due to the constant tightening of lender standards, but in better times, one need not even to be financially competent.I believe that the answer to your question lies within your own financial capabilities. If you could enlighten me, I may be able to answer your Q in a more detailed manner...But to answer your Q the best I can with the info. provided, the answer is YES!...The length of time may be the only Q remaining!..I hope I helped, even if it is just a little!! The truth is, you are a bad risk for a lender.

When, ususally within 2-3 years, but the rates will be very high and with at least 10% down.
I love this question ! And, I hope "Real Estate Guy" reads this ..because this will burn his butt goooood !

My friend Joe lost his house 8 years ago in a foreclosure.
A personal friend of both of ours, Bill wanted to move to florida .but had a house that ( probably Real Estate Guy ) had listed and couldn't figure out how to sell.

I set up the following deal for both...
Joe gave Bill all the money he could as a down payment which turned out to be $500.00
Joe agreed to pay Bill $1,000.00 a month as part of a 5 yr sixty month purchase contract or, $60,000.00

Bill agreed to take 60 K off the value of the house which at the time was $160,000.00 with the stipulation that #1 Bill would pay the homeowners ins and the prop. taxes...and no improvements or changes without consent ...etc.#2 Joe would get a conventional mtge within one month of the 60th month.
How did Joe get a mtge with poor credit you ask ?
The value of the house wasn't 160K at the time of the mtge
Joe went to the bank for a loan of 130K on a house that was valued now at 210K.

Joe sold that house last year for 280,000.00, found a new home that he paid $185,000 for .and he has a mtge he can really handle.you do the math, ok?

hahaha I had the same question so I love these answers. Although my lender has told me that I will be able to buy again but a short sale is supposed to be much better for your credit. I guess we will see for sure when we go to buy again is the final answer.
