What are the most important things to look for when you visit an apt that you might rent?




Answers: First you need to go in the evening time from 5:30 to 7:00.To check the neighborhood and see how busy is it in the evening. Check The lights features to see if they are all working.Check the toilets for leaks at the buttom of the toilets try flushing once to see.Check the ceilings because if they leak you can see the humid marks. The doors araund the wood check for moth around and in the floor .The bathrooms check the water preasure of the water. If the apartment have A/C see if is working tunrned on.Check that all windows open and close well.If they have ceiling fans turn it on to see if there are not making loud noises. Check the back of the house or aparment to see the closeness off the neighbors.In the kitchen if they have diswasher see if is working.And check for a Garage to park your car if you have one . Ask abaut the security of the complex. And if something get damage how fast they will repair .Read the lease well even the smallest words before you sign anything.And if you are not sure take the papers to a lawyer to expain every thing to you.

Where I can find some detailed info for the foreclosure properties besides from web sites that charge for $?




Answers: the "Internet foreclosure lists" are so out of date and inaccurate that a house i bought 4 years ago is still on it. My tenants must get at least 3 people a week beating on the door wanting to know when they are being evicted.
Your local newspaper is the best source for foreclosed properties. Also a local bank may have the information. If you are wanting to buy a foreclosed property they usually will share the information.

I've become friends with several mortgage brokers and bankers for this purpose. Now if something comes up I can get first crack at it.

And don't pay for it, those websites are a scam. I signed up for one years ago, found a great house for very low money. Drove by the address and it wasn't even the same house as in the picture!
